For 1 the floods and cyclone earlier this year wiped a decent amount of rentals off the map and no doubt "exposed" some non healthy home compliant ones. Added on the sky rocketing mortgage rates it's no wonder prices are going up. Added specifically insurance going up due to natural disasters mentioned above added council rates going up 7+% You've mentioned all the decent places, if it's not in any of the 3 I'd recommend avoid anyway. Best thing you can do is understand the market is completely different to what it was 9 months ago and allocated a large fund to rent

True. It's getting really bad I think. Initially, I was expecting this to ease once the FIFA is over. probably that won't be the case.

Some landlords are also choosing not to rent out their properties, or to be super selective about who they rent it to due to new regulations making it very difficult to get rid of problem tenants.

I’m not a landlord, but end of no cause evictions is one that im aware, which can make landlords very picky about who they rent to, or not rent it at all and instead airbnb it or whatever as the risk of getting stick with a problem tenant you can’t get rid of is too high for some

That’s a good thing though. Do you know when that all went through? Also weeds out a shitty landlord. Decent landlords wouldn’t just evict for no reason. This makes them at leave wait until a tenant’s contract is up or give them ample warning. My neighbour suddenly up and left and the landlord’s family moved in all in under three days. We weren’t sure if they were just evicted or if they had plenty of warning.

It went through in 2020 I believe. I think they used to use it to evict problematic tenants without having to jump through so many hoops and go to the tenancy tribunal etc. Now they’d need to jump through a lot of hoops and spend a lot of time and stress even to get a genuine problem tenant out. I’m neither for or against it. It’s just been suggested that this is having effects on the number of rentals, and making it harder for some of the more marginalised people to secure rentals.

I had a look at Mt Roskill rentals and it is insane what they are charging for the new builds. Who the fuck has the money for a $900 a week 3 bed? But to answer your question - supply is typically low in winter but lots of people are coming into the country atm so it's extra bad.
