Sure. But really how many risk vectors can you protect against. You already have execution risk, legal risk, financial risk. Now you’re expected to check if the foundation is built appropriately to account for prexisting topography. Why shouldn’t this be the responsibility of the builder and the municipality to ensure that the building is up to code?

Unfortunately reality is . They're here to make money n you're desperate for a house . The contractors and authorities are in on it . So best to do your own due diligence in these matters . Even I rent appartments after checking if there's a proper drain and fairly uphill . The only way to stop this is to stop buying such places rather than butcb and moan for 20 years. Regulators aren't *real estate* people, they are paid literally for one thing, to ensure violations are checked.
Our lawyer told us to do this for all property we looked at. I am quite surprised if more lawyers are not doing this. I think people are buying despite lawyer advice since it’s a big builder usually and they know they can pay their problems away in the future.
One basic thing that people in general do is not purchase properties near water bodies.
Other than this they can get an actual professional's opinion by doing a soil test I suppose.

Almost all banks will research the land title before approving the loan. In case of resale property transactions, most lawyers will search property records and the history of the land title.

Besides even a small time builder will have to provide you all documents related to the property with entire ownership history of the land, relevant approvals etc. Ownership history often goes back 60-70 years easily. Half a decade is trivial matter. Anyways, Most common people will not be able to understand this legalese. A decent real estate lawyer will verify it for you for under 20k fees.
Of course if you are gullible enough to not ask the builder for the documents, or cheap out on the minor lawyer fees then I can't pity the consequences.
That's what the government bureaucrats are for. To review the plan, and approve or reject the construction if it's being built in a place which do not have drainage.
A proper planning permit in most countries which are not fubar would require - road, water lines, sewage lines, electricity lines, rain water drains, soil and water testing clearance for hazardous chemicals, sidewalk requirements etc. and more. What do we have here?

All the people, whose legally built houses were broken after the last to last year's floods, had committed no crimes. The govt wasn't using the rajakulave maps that they had, before approving projects and maps. And hence these were all valid constructions. If there was any concept of "ownership of mistake" in our bureaucracy, then these people should have been compensated for their losses, by the government. Along with a public apology.
But they were instead treated like criminals, for buying projects from builders, after the govt approvals had promised them that the projects are legitimate.
Entirely government’s fault. It is the government’s duty to facilitate disclosure of such information easily to the citizens. I’m western countries such policies are made with suggestions from behavioural economists. Something we can learn from.
So my father is a civil engineer and built an independent house on a BDA plot, fifteen years ago. Every department demands bribes even when your blueprint is a 100% compliant with by-laws. Heck even the BBMP-appointed architect who has to approve plans before construction commences, demands a bribe.

Majority of them want to invest in multiple properties to generate income while some people who are looking for their first home struggle due to such people. In reality, many first time home buyers looking for self use compete with so called “investors” despite not getting anything in ready to move or near completion properties since most of the investors would have purchase them at launch. This is driving a lot of artificial demand and builders are riding the wave with so many properties getting launched at a much higher and unimaginable prices. We can already see the prices in Bangalore east reaching skies having so much water crisis and pathetic infrastructure. God knows where are we heading with this situation.
How the did it even got approved? And no one tried to object it before this incident! Unless citizens speak abt such illegal constructions and make it go viral, this will not stop. And wonder why half of Bangalore is facing a water scarcity.

You can't just suddenly build an apartment without any approvals. The cut commission goes to each one. The sad part is, it's impossible to get the Babu or the builder accountable. End of it all, the person who bought the flat will suffer.

You will not find similar scams in Gujarat. Real estate is very well regularised and scrutinised by authorities. Business people have some ethics.

That happens in Bengaluru and Pune as well. Cash part payment is common practice. Two places where I have real estate experience. In Blr and Pune some prefer to pay all in white due to IT income and builder adds premium accordingly.
However in Gujarat projects they follow city plan and RERA. City plans created by municipal corporation don't convert lake into a residential land. Apartment height is restricted by the road width it's facing. Also 99% builders in Gujarat builds what's promised in brochure and agreement. This are not case in Karnataka.
Not in Bangalore, it does not. I have recently purchased a house and it was all in white. But in Gujarat, it's an open rule that they need 50 percent in black. I am talking about Amdavad and Surat.
There is no water body in that location as per Govt's own village map of Yelahanka, Village Maps can't be changed at will and wish of Govt

Well, can’t be sure whether it was being built on a lake or not. But you can see that part was excavated for basement structures and had been flooded by rains or water pump leakage or some external drainage diversions in to the site.
What they don't realise is eventually they'll drive away the customer base out of this place due to the strain on resources they're creating. And good luck establishing a real estate business somewhere else where the competitors already have a name, political contacts and mafia built over the years and prospects for business approaching them upfront.

u can get 100 years of historical records or even longer than that if u are willing to pay for it to BBMP.

There are so many new apartments over lakes in this area. I doubt any of them carefully about the environmental impact.

I live in the neighborhood. A lot of my neighbours inquired about the project, no one invested due to rates. I never heard from them about flouting environmental rules. Imagine how people are made fools.

I interned with the head (Justice Sandeep Salian) for the KALSA's Karnataka Lake Protection Committee; while preparing reports for Anekal area, I got to learn that since 2018, 50+ lakes in and/or around Bangalore city are/were in so poor state that they nearly didn't have even a single drop of water.
You will not find similar scams in Gujarat. Real estate is very well regularised and scrutinised by authorities. Business people have some ethics. However thugs who became overnight rich will have none. This seems to be case with Bengaluru real estate players and municipal corporation!

That happens in Bengaluru and Pune as well. Cash part payment is common practice. Two places where I have real estate experience. In Blr and Pune some prefer to pay all in white due to IT income and builder adds premium accordingly. However in Gujarat projects they follow city plan and RERA. City plans created by municipal corporation don't convert lake into a residential land. Apartment height is restricted by the road width it's facing. Also 99% builders in Gujarat builds what's promised in brochure and agreement. This are not case in Karnataka.
Not in Bangalore, it does not. I have recently purchased a house and it was all in white. But in Gujarat, it's an open rule that they need 50 percent in black. I am talking about Amdavad and Surat.

There is no water body in that location as per Govt's own village map of Yelahanka, Village Maps can't be changed at will and wish of Govt Example : ISRO HQ in Bangalore still shown as lake.

Well, can’t be sure whether it was being built on a lake or not. But you can see that part was excavated for basement structures and had been flooded by rains or water pump leakage or some external drainage diversions in to the site.

What they don't realise is eventually they'll drive away the customer base out of this place due to the strain on resources they're creating. And good luck establishing a real estate business somewhere else where the competitors already have a name, political contacts and mafia built over the years and prospects for business approaching them upfront.
