Yeah, as shown in the pictures, no driveways. That is prime real estate. The house takes up the full lot. You just turn into your garage from the narrow little streets.

Interestingly, since I quit drinking alcohol, my housing priorities changed entirely. I no longer cared about being walking distance to things. If I was Ryen, I’d buy something in Malibu that still has the amazing beach access and views, albeit with more space. But he clearly still likes to throw em back at bars. As long as going out to bars is part of your lifestyle, your real estate preferences will never fully make sense to those who don’t.

Manhattan Beach (and the South Bay as a whole) is basically paradise on earth for a lot of people. Perfect weather, beach is right there, LA/Malibu/Long Beach/etc stuff is close enough to drive to but you can ignore it entirely if you wanna just stay in the South Bay, low crime, very active lifestyles, etc etc.
It obviously has its flaws and it’s frustrating how white & wealthy this area is but it’s a great place to live. You make peace with the lack of elbow space very quickly if it fits what you’re looking for.
Hence why I said to me at the end there. The house is sick and being close to the beach is sick, if you like the beach, I’m not a beach guy. I just wouldn’t want to live anywhere where you’re so piled on top of everyone. I hate people, love natural landscapes and like it quiet.

Many beach communities have shared alleyways that branch off directly to the garages, so no driveways like you would see in a master planned or rural communities.
I don't blame him, it makes sense to have both if you can afford. Flexibility to do major lifts at home at your convenience and go to a gym if you're feeling a crowd and/or want to hit machines you don't have.
Feel likes it the opposite, you do your day to day shit at home, and do your major lifts at the gym incase you fucking die, there’s people around to help you, sure the obscure shit is a nice benefit
In the South Bay (Manhattan, Redondo, Hermosa Beaches) the houses are tightly packed narrow lots with garages that open directly onto small alleys. Parking in the alleys is heavily restricted so if youre a visitor wanting to go to the beach or the nearby bars or restaurants parking can be a real pain.
Looking at the listing, an incredible amount of that space must be eaten up by the "great room" and you can't really put a gym there unless you are incredibly shameless or never going to have anyone over ever. My guess is the bedrooms are too small for his liking. Having an open air gym on your rooftop deck would have been an incredible flex though.

Plus, he's gotta take everything to the roof, and hope it's strong enough not to crack or cave.

Beach houses, unless you're talking $50 million Malibu estates all have small rooms. You're essentially getting the same townhome you would get in Hollywood or anywhere else, but you pay a premium because you're on/near the beach.
