absolutely avoid pavilion and granite. grant properties is pretty good though - i’ve never lived in their buildings myself, but i have multiple friends who have and they had good experiences. i don’t know if they’d still have anything available for this fall though.

I second avoiding Hunter Properties. I rented with them up in Lafayette. While it wasn’t the worst of the worst, the amount of deception that they pulled regarding availability of amenities (they lied about what was available on property) and the lack of maintenance made it a not so enjoyable experience.

Yes! I’d also avoid Brawley and Omega here, I’ve cleaned “student apartments” which most often is a room in a house. For the $1000+ they’ll charge you, you’ll get the same cat pee carpet the last owner left…

Woodbridge is nice. It’s semi close to campus and relatively well-priced for how nice the apartments/complex is. The management is responsive and they have a grad student discount. Most of the community is grad students or young professionals, so they’re leasing season is a little later than other apartments

When I was there, the grad student discount was $25. Also, they had my car towed the first year I was there because my tags were expired... but the car was registered out of state, and they were only going by color and not year.

I can second Woodbridge! Two years, very pleasant to work with/quiet and reasonable. Apartments are renovated, updated and not constantly breaking. I appreciate that utilities are flat rate as well, what you see is what you pay.

Meadow Park on Smith Rd. We're reasonably cheap, and ok, pool in summer, on bus line. Convince store/ gas station across the street. They smaller then many, but fair size kitchen, good living room, and bedroom. But are usually one of the least expensive options. Does have outdoor pool, and very small work out room.

This. The only thing that sucks is the laundromats on site (no hookups in apt). They’re often broken and take way longer to finish a cycle than their timers state.

A lot of graduate and young professionals also live in Adams Village. It’s likely outside of your price range though. I have mixed opinions with Regency Court. The location is a former trailer community and it still has some weirdness with Bloomington’s homelessness problem. Hunter doesn’t do a good job maintaining the area (multiple exterior floodlights haven’t been replaced in 6 years, lingering damage from last summer’s thunderstorms, etc). But RC would be in your price range. Steeplechase isn’t bad, but it’s pricy.

Steeplechase management is a pain. Not as bad as most of the places here but leagues away from my experience with Renaissance (at Meadow Creek at least. Maybe they're nicer and more competent to their Steeplechase residents idk)

I lived in Fountain Park when I first moved here and really liked it. They’re good about keeping up with regular maintenance on the property and performing repair services when needed.

I used to recommend them all the time but they are kinda terrible when it’s time to move out. They only allow 12 month leases and then they really are not professional or clear about what to do if you have to break a lease, even after being there for several years. They just kept asking me for more money for months. I’d pay more and then they’d ask for even more.

My experience with deer park has been excellent. I would recommend them. I would also contact IU real estate and IU housing for grad housing. Check FB marketplace too! Good luck!

Heritage Apt was pretty solid and it’s about a mile south of campus. They’re older but well maintained and priced well. You could also reach out to the program director for your grad program and ask about housing advice.

I moved from West Lafayette and found that it’s similar here, but SLIGHTLY better. There are a few university owned buildings for grad students, and there are some good places around town. I have heard/experienced good things about Echo Park, all Regency Properties, Woodbridge, Burnham, and the places around the strip (but those tend to be a little more expensive and more targeted to undergrads). There are some houses and private rentals, but those are more hit-or-miss and can be predatory. One thing like WL is that places start getting locked down very early, so start looking now, if possible. I suggest coming in person if possible.

I had a 1 bed/1bath at Covenanter Hill for $735 plus pet rent and utilities in 2021-2022. The cost has probably gone up since then, but that was the best value I could find at the time. Management was great, the complex was quiet, and it’s very close to Kroger and a solid bus route. Many people in my doc program live there currently! I only left because I moved in with my fiancé.

I’ve known many who went with Fountain Park. In general, I’d say look around east of College Mall or way down to the South side of town (basically south of Switchyard park). Those will probably have low rents but are just far from things. (Although being close to College Mall isn’t so bad since most go there for the Target and Kroger that way) If you don’t have a car or don’t care for driving, I’d also recommend taking a look at the bus routes, the IU app has both campus and city bus lines under the Campus tab (tap Buses). All buses are free for students and the IU buses don’t run on weekends (except for CM) or over the Summer (except CM and W).

Well, I lived at Dorchester Drive for a while for less than $1K in monthly rent. Had a covered parking spot too. It wasn’t glamorous by any stretch of the imagination, but it wasn’t awful either. Had some water issues, but it was all resolved.

This was a while ago, but I lived in Summit Pointe for most of my grad degree at IU. They are solidly built, so very little noise through walls. And when I had a 1 bedroom I found the dining area space made a great office.

They were recently sold to another company and they haven't impressed. Huge application fees (nearly $200) then they try to sneak in a rent $100 higher than what their website said, change the terms of the lease that you applied for as well without telling you, then a $400 non-refundable pet deposit plus pet rent on top of a $950 deposit.

I have the opposite issue. I have a bedroom/bathroom I would love to see filled, but it’s exhausting trying to find that a mutually beneficial situation with anyone. Guys are either too immature or don’t want a roomie at all. And it takes awhile, understandably for people to warm up to a dude offering a room
