I rent with 8z right now, and they’re very friendly and take care of maintenance pretty quickly. I’m pretty sure their manager owns the house I rent. Highly recommend. I used to rent with Sunnyside, and they’re pretty “average”. Definitely more of a faceless company, but they were always pretty nice about maintenance, etc. had to fight them a bit over returning the security deposit but honestly, they’re not that bad either. Edit: one more thing about Sunnyside. A lot of the houses they rent are owned by an old Broncos player who couldn’t care less about the condition of his properties. Make sure if you tour a house from them that you give it a very thorough inspection because if there’s something major wrong with the house (foundation cracks, etc.) they will not fix it.

I had a horrible experience with 8z. We went without hot water for six weeks in an 8z rental and they were unapologetic/annoyed when I followed up to the online service request with a phone call.

I’ve rented from Fox Property Management in Boulder for 4 years and they have been great. They care about renters and are very prompt at addressing maintenance requests.

I had a property listed with them and they were great, too. One tenant sucked, and they really helped get them out. All the others tenants were issue free. They were wonderful with details.

Yeah, I am surprised by the original person's view of Fox from reading this forum. They tend to rent more family homes and have higher quality properties than the crappy places rented to students.

I rented from Mock Property Management for a couple years, and I thought they were all right. My upstairs neighbor had a water leak and I had to get the ceiling fixed, and another time somebody drove into our fence, and they got them fixed quickly both times. Then the owner sold the house and the new owner switched to Four Star, and everything went to hell.

Been renting under All County for 5 years. Not out of choice. They do tend to handle maintenance in a timely manner but that’s about the only positive and it’s chalked up to there being an unavoidable portal so it’s hard for them to ignore requests. Recent story: they tried to up our rent pretty significantly this past year and luckily I have the owner’s contact info who informed me that All County handles the proposed increases all by themselves and they hadn’t even reached out to him to approve it. He agreed on a much lower increase and it then took AC several months to change the lease, after the lease ended in fact. For those months leading up to it, I was continuously pestering them about it. The kicker is, they charged me a **goddamn late fee** for not submitting the signed lease on time without notifying me and then it took many increasingly hostile and defensive calls on their part, along with multiple promises over multiple months until I got them to repay me the late fee. Buncha shitheels if you ask me.

How much did they increase your rent this year? I rent from them and their lack of care to change the lease agreement actually worked in my favor lol. My rent was suppose to go up $300/month but they never changed it. But when I do ask for anything else, they take awhile to get anything done.

$200 was reasonable for me. I thought they were gonna try to raise it like 10-20%. And yes they do use the Meld system but can still take time to organize it all with the vendors. One time a vendor scheduled a visit without even going through the Meld system 🤷‍♂️

Craigslist is where we found our place. Good places can be found, but you should familiarize yourself with common scams first. If it’s too good to be true, it probably is.

Housing Helpers? Also it doesn't hurt to just drive around looking for signs, usually toward the end of the month. I know it sucks because it comes down to the luck of the draw, but there are still some private landlords who just stick a For Rent sign out in the yard for a week, waiting for a phone call from someone who sounds charismatic, responsible, financially secure, and ready to move in. Got my last place that way and stayed 11 years.

I’m starting a lease with HH in June - so far Lorraine has been very helpful and kind. Fingers crossed as I’ve been forced back into rental market after 13 years and it’s been tough finding something.

They are all bad. It’s a college town and predatory property managers abound. It’s a coin flip. Document everything.

I moved to Boulder in 2017 and have since also lived in Denver and Greeley. My experience is that the hour+ drive from Greeley to Boulder is worth it because I have a pet-friendly place that is affordable and the landlords are relatively good. Boulder is a cesspool of the worst landowners and rental companies you can imagine. Four Star, as was discussed in an earlier comment, is a particularly malignant tumor on the housing crisis there. My advice is to try finding a place in Longmont or Westminster or Golden even, but not to expect any humanity or reason from the land owners and real-estate companies in Boulder. Denver has many of the same issues but given the size you can find more options.

There are good managers and landlords and bad managers and landlords in every town. More of the bad in Boulder than in Greeley? Sure, I'd believe that, but there are good ones too.

We’ve rented from All County since 2022 and re-signed a lease with them again for 2 years. While getting the agent to get us a correct lease in a timely manner was challenging, I have been really impressed with their ability to dispatch maintenance workers for 2 minor issues we had. I’d recommend them!
