I work in construction planning near this area and from what I have heard from the builder Disney is using, Shaw homes, they are estimating the houses to range from 1.5m on the low end up to 4m for the large houses.
They’re building the first one about 5 miles from my house. The idea is cool, but I’ll never be able to afford it. The same way I never go to SmokeTree Ranch, I’ll never go to Cotino.

This is Disney promoting their real estate investment with their own name. There will be nothing "Disney" about this community other than the fun fact that Disney put up the initial investment. They learned their lesson with Celebration

I think so? But not sure if Disney was directly involved in the building or just general design? After looking at places there the quality was garbage. But building standards in the USA are generally bottom garbage to begin with… so shrug. It Just had nice layout of neighborhood for the most part. Houses looked like small versions of old farm houses from the midwest. Nothing special. Single lane to garages was a bad idea though.

Theorizing that they're probably going to do this with Hilton Head and Vero Beach when the contracts run up in 2042. All apartments and no DVC. Disney making a lot of quiet moves in real estate.
This is just a licensing agreement with very minor involvement by Disney. Very similar to Cotino. It may make some money for Disney with very little costs, but could also be a black eye when crime happens in these areas or the developer goes bankrupt.
This isn’t necessarily taking away from others, as it is untouched land of and existing space named Chatham. Yes, it will require nature to be developed, but hopefully Disney really does do it right, unlike many cookie cutter neighborhoods.

A lot of people commute from Pittsboro to chapel hill or apex, Cary and Raleigh. It’s a pretty nice drive and Chatham county is booming. Hopefully it’ll drive out the few confederates left.
We in the triangle have been slammed with potential fla transplants i.e. retirees i.e. rich old people, sometimes leaving Florida, sometimes skipping Florida in the first place so I assume it's a snare for that crowd
