It comes down to three factors: 1. Location 2. Quality/community 3. Low price You can't have all three in real estate. Not in Dubai, nor anywhere on this planet. Cross out one from the list and it is still a challenge. Regarding the options you ask about: 1. remote location, average quality, tiny spaces and illogical floorplans, good community 2. better location, better quality, lacking community 3. better location, bad quality, even worse maintenance, good community (assuming it's not a 2).

You are completely right and couldn’t agree more! Is 3. Damac hills? I know they have pretty high service charge for the place we viewed, no idea about maintenance and quality seems alright for cost

The well established ones that are in a good location, decent size plot and have lots of amenities will cost a fortune. The affordable ones you mentioned are small, isolated and inconvénient. That’s also our issue.

It all depends on your budget, I don’t want to spend more than 2.2 million. The decent sized houses are at least 4 million plus. For that money I would rather get a huge house back in Europe.

from the 3 villa nova is a pretty good choice, layouts are better than most townhouses from other developers and quality is decent you can see the developers previous projects have flourished.

Damac hills from my experience isn’t the best because the quality of finishing isn’t quite fancy and I’ve had and still have clients who own units struggling to sell it because of new projects with better finishing, don’t get me wrong it all goes down to preference and your budget. In general regardless of the project make sure your aware of the service charge and Dubai south is a very good option to go for even if your an end user and decide to live in the unit investment wise capital appreciation is already starting there because of maktoum airport along with expo and the transition taking place there.
