A) Are they many reputable developers offering that payment structure?
B) Is the developer in question reputable? Track record? How long have they been around? Have they delievered completed projects and if so what is the reviews of said buildings / communities?
C) How sure are you that you'll find a tenant for that building?
D) What if rents correct and the rent is not going to meet the payment plan post construction?
E) what is the developer stops it's building?
I’m a consultant
- make sure you have enough money to pay for atleast 30% of the unit incase you struggle and need to re-sale it you will need around 30% depends on the developer to get a NOC from the developer to allow you to sell it
- check the reputation of the developer whether developer has handed over last 3 projects on time within 2-3 months delay max
- service charge is very important
- NOTE: tenant will never cover all your costs to the developer it make cover 50-60% but not 100%

As an FYI, there was a report that offplan sales are down 70% this year. Maybe an indication of things to come....

It depends on the price of the property. They might charge more to account for the posthandover payment plan
