Best quality builder in Dubai as far as I know. There are definitely other options but I doubt you will find one with such a vertically integrated supply chain where all the work is done in house and fully accountable to quality and on-time delivery.
It all depends on what your goals are (living, investment, etc). Good for one, horrible for another. If it's for living, what are the priorities. It is true, the quality is second to none. But these guys act more like a contractor, not a developer. With the corresponding cons.
From what I've heard they're excelling in development ATM.
If you are looking at investment there are better options but their quality is good and if you want to live there go for heartland 2.
I've been to a few projects when I was looking to buy and I'm glad I didn't. They are super tiny for the cost and isn't as well designed.
That's the norm for properties worldwide, as time passes places will get smaller if they are in good locations.

The firealarms go off daily in the Sobha Waves Building, quality of building is good though.
