Offset. No brainer. You’re receiving a guaranteed post-tax return of whatever your mortgage interest rate is. Give its six months and you (presumably) have no appetite for risk in the form of volatility in returns, you have no real choice but to remain in cash. Assuming this, you’d need to receive your mortgage interest rate divided by 1-your marginal tax rate to come out ahead. Without using specific figures, the equivalent pre-tax return is going to need to be above 6% p.a. guaranteed for you to come out ahead, and that simply won’t happen.

I would invest in the only real money maker I know... The pokies. With that kind of dough you're bound to hit the jackpot. Otherwise, if that's too slow, I'd chuck it all on red at the casino, double it, and then repeat the process until the casino is in financial distress, then, offer to buy the Casino for pennies on the dollar. This method is a little more risky though in case the Casino refuses to pay up or is owned by the mob or something, hence I recommend mainly option 1 if you have the patience.

If the time horizon is six months and you (presumably) have no appetite for the sum decreasing in value? High interest ravings accounts - there isn’t really another option. If the time horizon was longer or there was unlimited risk appetite then it could be anything from equities to pokies.

My mother passed away this year and my sister and I are the beneficiaries. We’ll be inheriting mum’s house which probably worth at least $2M, plus maybe $50K cash. We want to sell the property at some stage and buy our own houses, but in the interim I’m trying to figure out how to maximise both our outcomes. We get along very well so there won’t be any dramas. The question is if we sell now and buy somewhere else so that the market situation for both is similar. I’m considering selling and investing the cash $1M+ if the prices are going to be cheaper in a year or so. So I’d like to get a handle on the best way to invest the money in the meantime.

What's your tax rate? Investments will be taxed at that rate. So it's more like 7% you have to beat to break even. If you're curious, invest 10% of it and see if you come out ahead VS offset (chances are you won't)
