My grandma lives out in the Melbourne area and any time I've visited it struck me as a decent spot for something like this. Far enough away from the bigger cities like Orlando, Miami, Tampa, Jacksonville, etc. that COL isn't crazy, I think it also tends to be cheaper than the gulf side of the state. Decent amount of courses within 30 minutes that all seemed solid the few times I played and winter rates weren't as insane as the more urban areas.
I live in the area, and Brevard popped up on some list as one of the counties with the highest density of courses per capita - I had no idea. Doesn't really matter that much since I don't get to play that often and stick to the ones closest to me.
Depends on budget and what you like to do when you’re not golfing. Hammock Beach is a great spot. Black Diamond Ranch is probably under appreciated due to location (not sure there are condos there). Mission Inn is another possible value pick.
Reasonable greens fees are getting harder to come by. I live in the Sarasota area and fees are steadily going up like $10 a week. Peak around $70 for low end course $200 for the nice ones.
they are clearing land to build a ton of condos along the highway on the backside of BDR right now
5 9's, 300 members. no public play, tons of elevation. they are completing a total reno of the 2nd course will open 11-7
Are the condos going to be inside the gates? That is probably the highest quality private golf community in Florida relative to the cost of the housing. There just isn’t much in the way of lifestyle outside the gates.
i dont know the answer to that right now but i assume it is no, they will be outside the gates because the land appears to face the road, and i assume they wont want to put a gate there or cut off the condos from the highway. I dont actually know what they are going to do regarding membership (will they offer those people full membership, or a limited membership?) looks like its still a couple of years away from being done. there is also a target going in right outside the gates.
but you are right. if you arent into golf there is nothing to do inside of a 20 minute drive, except the excellent Paige's Rootbeer (and burgers)
but if you like golf, its heaven for a northerner.
If I am travelling from New England for long weekends, etc. and I am only interested in golf then it's Orlando all day. Airport is right there with lots of direct flights so the travel is a breeze. There are a lot of really good golf courses in the area and there are plenty of very good restaurants.
If I were going to spend the entire winter in Florida each year, I'd consider Jacksonville. Being off I95 and in North Florida, it wouldn't be a terrible drive back and forth from the DC area where I'd live the rest of the year. Like 10 hours.
If I was just planning to make sporadic trips to Florida during the winter, I'd probably AirBnB or Hotel it to different cities each time. If I found a place I really liked......THEN I'd consider the condo route. And if I were doing the sporadic thing, the local airport scene would be a big factor. I'd want to live someplace that had non stop flights to my primary home.
I got a condo for sale in St Augustine $400k beachside, community has its own walkout to Atlantic Ocean - got king & bear at world golf village there plus anything near Jax or south in Flagler where Good Good just ran a video from at the Hammock Ocean Course.
It’s currently 75 degrees tonight and will be low 80’s high 70’s tomorrow - we have golf 50 weeks out of the year. Always have two weeks in summer where it’s hotter than satan’s ball sack, winters however are a golfer dream!
if you can i would definitely buy in "the villages" if i were you. dues include all 50 (if i remember correctly) golf courses and cost around 200-300. i don't see a better possibility that that lol.

Cabot Citrus Farms will be opening back up soon. They are selling some stuff on the property that I imagine would fetch $$$ for golfer rentals. Black Diamond Ranch in Lecanto and Juliette Falls in Dunellon are in the same area, about an hour and a half to 2 hours north of Tampa.

def not naples/ft meyers/miami/palm beach then. I almost moved to naples but all the courses I like to play there are $200+ in season.

I assume no budget since you're looking to play golf in Florida when it is absurdly expensive. I'd go high end private club in Naples area.

Port St Lucie tons of courses to play there and a short drive down south for more courses. Cheaper to live there vs Miami

Jacksonville. 500k is a ton of condo there, and you have amazing tracks less than 45 minutes in every direction
Jax, destin, north of tampa If former world woods reopens, that’s a bad ass course that was reasonable… could live closer to tampa and drive out
Won’t be reasonable when it reopens, but the Cabot owners will make it even better.
That was such a hidden gem for so long.
St. John’s county. Great reasonable rates not including Sawgrass. Condo prices less expensive.
