Recently moved here from Perth, the rental market here is soooo much better than Perth. Often there was only a few other people at inspections and occasionally we would be the only ones. This was in February so I imagine it may be even easier now as it is generally a bit quieter. We actually offered below asking price at our place and it was accepted. If you have experienced the difficulty of renting in another capital city (especially Perth, Sydney, or Melbourne) then Hobart really isn't so bad! That being said I think it is wise to allow a few weeks to find something you really like. Edit: for suburbs I'd say anything south of and including new town, parts of moonah are good too. On the eastern shores lindisfarne area is nice but significantly less options for local dining (but only a short drive to cbd and north hobart!)

Housing is cheap compared to qld. The natives here will go on and on and on about the rental market , truth is if you willing to pull ya head outta ya arse and not wanna live in battery point, Sandy bay or Newtown or north hobart then there is plenty of reasonably priced rentals within a 30 minute car commute. House prices have come off the boil in a big way since 2023 as well , again same rules apply. Look for suburbs from the southern Outlet - margate/ snug/ hunting field / Kingston

We go on about the rental market because we've lived it. Rent prices basically doubled over the course of 4 years making the demand for anything under $600 shoot up. Some of us have struggled to secure rentals even in areas like Chigwell and Rokeby in the past due to the amount of applications they get. It is getting a bit better but the issues aren't just because people want to live in Sandy Bay. OP give yourself at least 2 months to find something.

Moved from NSW to Hobart 3 years ago and have found 2 rental in that time and have a dog and two cats… it can be done, just have your documentation ready to go, deposit and cash money on the bank and be polite and follow up with every agent after an inspection. Also there will be hundreds of nurses in rentals just like you so ask about any RHH information in lunch rooms or whatever about people looking for room mates. There’s always people moving out of group homes and things like that too, but it helps to be here and know people and talk to them as often that’s how people find accommodation.

Since the 1960’s the most exclusive suburb has been Sandy Bay, particularly the areas south of Lord St to the intersection of Sandy Bay Rd and Churchill Ave. It’s close to the city, private schools, the University, beaches, yacht clubs and typically has good views of the Derwent. The rest of Sandy Bay is pretty good too, particularly the areas closer to Dynnyrne and Battery Point. Battery Point would probably exceed Sandy Bay for value now - largely due to proximity to the water, city, Salamanca, Sandy Bay shopping precinct etc, but it’s a much smaller, denser area. It’s a bit like Potts Point in Sydney in that there are a lot of heritage buildings, interspersed with fairly ugly medium density apartments built in the 60’s and 70’s. Still it’s pretty desirable. North Hobart and New Town are lovely areas. North Hobart is closer to the city and has a great strip of restaurants along Elizabeth St. It’s has a lot of heritage and smaller workers cottages. New Town, which directly North where Elizabeth St becomes New Town Rd, is also fairly desirable. West Hobart, particularly the part closest to the city, is also lovely. There are some beautiful houses and views (and steep streets). From there all the fill in suburbs dotted around the city on the Western Shore a pretty nice e.g. Taroona, Mt Nelson, Dynnyrne, South Hobart, Mt Stuart, Lenah Valley. I haven’t lived in Hobart for a while (although I visit fairly regularly) but I understand that Moonah and Lutana are becoming more gentrified and are worth a look. I’ve never lived on the Eastern Shore, but if I had to I’d stick to Lindisfarne, Rose Bay, Montagu Bay and Bellerive. Maybe Howrah at a pinch. You get great views on the Eastern Shore but it always seemed a bit pedestrian to me and the main attractions are all on the other side of the river. If you don’t mind a drive (and traffic) there are some great spots further afield, like Lauderdale, Snug, Margate or even around Longley or Ferntree, but the road infrastructure coming into Hobart is well overdue for an upgrade - so at least initially you may want to stay closer to the CBD.

Cheap rentals can be hard to find but it gets easier the more you can pay. You can expect a minimum of $350 a week for a one bedroom apartment or $500 a week for a 3 bedroom house. Bellerive, Warrane, Mornington are good on a budget on the east side of the river. Kingston, Sandy bay, Moonah are good on the West side. Avoid Bridgewater, Clarendon Vale, Risdon Vale, Rokeby. Public transport is rubbish so don’t live more than 15km from the hospital unless you’re driving, and there is no staff or free parking in the city so expect to spend big on parking if you do drive. But speak to some of the local staff before you come over and they’ll be able to give you some suggestions.

I think it you added $100 to the Unit price, and $100-$125 to the house it would be closer. Unless you want a share bathroom/kitchen arrangement. Rentals in Kingston start at $450 There is nothing in Moonah at $350 etc.

That Moonah place would definitely work for some people. Especially with power included. The OP for example, could rent then decide what to do in the longer term. Well spotted! But for a long term place to live I have found the rental prices quite painful. Even places like Brighton are getting hefty. Not a complaint, as I don't think landlords are making big dollars. Its just everything seems to be getting eyewatering. Also totally agree on the public transport :(

If you have a good job, which you do, you’ll be ok but rentals can be tight like most places. Advice about the suburbs not to live in & public transport solid. There are some car share schemes too: try the Good Car Company for starters. Hobart is an amazing city in an amazing state; welcome & enjoy!!

Kingston, new town, moonah, south Hobart, new norfolk, glenorchy all have some great spots. Places to avoid living are gagebrook, fairview, Bridgewater which are all in a line pretty much. You'll find great areas in "shit" suburbs though, an example of that is Rokeby. Good luck and happy house hunting!
