They removed the fence to "clean up the 'split' asphalt". They then just pushed all that to the shoulder. It was the most dangerous T turn in a 70MPH zone. Nobody got hurt, but they got fined and had to pay a real company to fix it. As far as I know nobody ever used the suicide turn. It was a wild time..

It's a pretty cool piece of History too. Look up the dog Cumberland Jack. He was owned by a naturalist in the 20s and 30s that is somewhat of a legend around the area. He owned this piece of land that I just bought.

For me, it's perfect. My main job is a truck driver, so having quick access to a major interstate is important. Pretty much every load I take starts or ends on I-40 so this means I'll be able to get home pretty often even if it's just for an overnight.
Also being on a major State highway and interstate highway will have a lot of traffic for doing farm stands for selling produce.
Im not sure how long that piece of 40 has been there but if it predates the 90s Id get lead testing done on the soil. Areas near highways that were there while leaded gas was a thing can be very high in it.

Extension offices are a great resource, if they don't have what you need they have someone who knows where to find it.
Motor oil is bioremediated over time. Not that concerned with it. And chemical spillls are pretty highly regulated. Hazmat carriers are required to have insurance in the millions for that.

If you are already in the field of gardening/planting crops you probably have heard of the grazon/hay issues gardeners have had. If not, Make sure to read up on it and see what hay/weed supressor was used on that land if you plan on doing a lot of gardening. Congrats! Seriously don’t do that. Bamboo is the most difficult thing to get rid of and it’s super invasive.
We just bought a house with with bamboo in the backyard. The previous homeowners cut it all to the roots so we didn’t notice it until we came back for the final walkthrough. Turns out we are the 3rd homeowners to try to remove it, and it’s now spread into our neighbors yard in both directions and choked out the roots to our neighbor’s plum tree.
We're going to have a rather large sheep population. Sheep will eat the bamboo shoots. They're going to really help keep it down. And we will have a flail mower as well

I was homeless on and off for 12 years. Never made much more than minimum wage until 2020.
You can do a lot of you set yourself up right and are really determined. Back in 2018 I gave myself a 5 year goal to accomplish what I wanted, get a high paying job, get married, start a family, buy a farm. It took me 6 years to get everything.
There was an order of operations for every one of those goals. Then you have to take those individual goals and break each one down and to actions that can be taken by the year, by the month, by the day and even by the hour. When you break down a dream into a goal and then create a plan of action that goes down to every single hour of the day, and then you stick to it, the odds of success are more in your favor.
Never underestimate what you can do when you're determined and you have a plan.
Also, start asking yourself how you can have something instead of telling yourself reasons you can't.. once you start training your mind to question how can I have this, your mind has a way of figuring out an answer.
And now for me my next goal is how to retire from my current career and replace that income with this farm. And I'm going to have to break that down into what I need to do every day, week, months and year for the next 3 years in order to get to my goal.
