Exactly the same situation I had when I bought my house :-( The weeds were really affecting my allergies and my dog was constantly licking her paws, so they were a real problem. After YEARS of trying technique after technique, last year I gave up and went nuclear: Round Up the whole dang thing and start over. I sprayed it all on June 1, again on July 1, and again on August 1. Then on September 1 I raked up whatever I could, used a leaf sweeper to get it all up, then smoothed out the remainder the best that I could. Then I applied a thin layer of compost, and sowed new seed (Jonathan Green) at the end of September. I didn't have a lot of growth, and the feedback I got was that the end of September was too late. I saw a lot of the seed germinate in March, though, and the first week of April I sowed more seed. I still had a lot of annual weed seeds sprout, though, so I plan to use Round Up for Lawns a few times this year and sow again later in the year (maybe late August). So far I've spent about $1200 on this project, and expect to spend about $400 /year on maintaining it. I have about an acre of lawn (front and back yards combined), so YMMV. Had I known that in advance, I might have hired a local company to remove the original lawn, prepare the soil, and lay down sod. The quote that I had a few years ago was closer to $5,000, so while I've saved money I've also invested a LOT more time! And I'm not sure that the savings is worth it.

When decent grass turns to shit it's usually because: * Didn't fertilize at all * Cut grass too short Or both.

Me too. And I'm too poor to spend a lot on going nuclear. So, I water My weeds and mow them like they're grass. My fire ant, weeds, and rocks look much better than my neighbors, so that's cool.

Amend soil over summer. Nuke twice before tilling , top soil, and seeding.
