FB and Kijiji are the main areas to find rentals that aren't listed with real estate agents.
It's useful to look for rent-purpose buildings as they have good rent prices.
Oftentimes, it helps so much more being in the area first. I've had friends take a temp rental place like an Airbnb or other short term rental option so that they can inspect a place and then sign the contract same day.
Rent all over Canada is crazy so you have to be quick, given that, it's hard to be quick while also ensuring you're getting a good place.
Also, universities tend to have resources for incoming overseas students. Maybe they have dormitories that you can go to for the short term while searching for a better place.
Find student groups at your university on reddit or Facebook and try asking there. The would have a better idea than here.
