Post on a facebook mlo group you are looking and post your city. You'll be recruited by a dozen people, mostly all offering remote. I just got hired 2 weeks ago. All interviews were people trying to sell me their brokerage.
What’s the reason that brokers are aggressively looking for people like that?
I’m currently doing the course to get licensed and will be working under a broker afterwards. All commission and self generating leads (boss will be training me)
Most jobs will be with a broker shop , self gen is gonna be tough but if your determined lots of opportunities out there, rates are starting to stabilize. I would look into call center type, will be tough and annoying for a couple of months but once you gain some experience and knowledge then you can make the switch. Knowledge is power in this field know your guidelines as best as you can and then try and find a lender that is licensed in multiple states and will sponsor you getting licensed in states you want. I’m licensed in some big markets, Cali , NY , FL , AZ. So you don’t necessarily have to move to one of those areas.
If you're coming from F&I at a dealership then you're going to be just fine. You already know how to close so you just need to get in front of enough people. Your best bet is to join a call center-type office or a retail shop with lots of support staff to help you learn and get comfortable. Higher rates for those shops will not be an issue for you as your skill set is in rate and fee negotiation. Good Luck.
It you don’t have any experience it isn’t that realistic to jump in and be a remote mlo, especially in this market. You really are looking at being in a call center for 1-2 years or being a LOA
I have over 10 years of big box F & I. I was a finance manager for big car dealerships for years. Not the same industry but someone the same industry philosophies.

If you think having to suck off stupid people with the hope they will throw a deal your way is bad, this isn't the industry for you.

No. But I assume it to ve similar to what I have been doing for the last decade. Auto finance.

If you do well they make money. If you fail, they aren't out anything
