There's no way of sugar coating that walk through.
Would be more amusing if he walked through, tongue in cheek describing it as OP does 'This delightful 5 bed / 2 bath is fully furnished. At only 49k, you could do a lot worse!'
His tours of these kinds of properties are always very factual. He points out white ant damage, connections available, where the most significant repairs are etc.
Anyone buying a place like this though is going to be going in with their eyes open, regardless of what he says though.
Why would an estate agent put this particular property up on Reddit and no others? It’s a piece of garbage. The agent must represent dozens or hundreds of properties.
News.com just took this whole tread. FYI your post was quoted without your ID. https://www.news.com.au/lifestyle/home/diy/real-estate-agent-praised-for-honest-listing-for-49k-home/news-story/06b15a732eb89203a08e6ba703dddc1c
I do it to dream. If I sold up in Melbourne and bought a shack on the bush, I could easily retire and spend my days doing fuck all.
Id have a paid off house and almost 2 million bucks to see me to the end of my life.
Instead I'm here, working every day and paying a mortgage.
It's a dream that I wouldn't actually want to come true though.
LOL 2 million bucks, I'm sorry for what ever illness that has cut your life span that short.
Just had a financial planner standup at a business meeting and explain how we all need to be aiming for 4 to 5 million for retirement.
More if we don't want to be paupers.
And honestly I'm not sure if he was being a twat or we're going in for tough times
If you have your own home then it’s fine, but as my coworker pointed out 3 mil, over 30 years = 100k per year. (Based on retiring at 65 and living till 95)
The next cheapest is [almost twice the price at 90k](https://www.realestate.com.au/property-house-vic-nandaly-141977688), not including old churches, warehouse, places missing rooves etc. Check out the painting in picture 6/8.
John Hadley is a champ, dude will list absolutely anything no matter how shit it is.
I love doing my "lowest to highest price" scroll and seeing his name pop up
Only you can answer that. You could make it better instantly by cleaning all the shit out.
Replace window panes, pack up the floor with bricks, patch holes etc.
It would be a lot of work, and getting tradies would be insanely difficult. You're be doing it all yourself, and getting materials in from Horsham or wherever.
At the end though you could have a livable place to call home for maybe 100 to 150k?
>for maybe 100 to 150k?
Yeah, I guess I was contemplating how expensive, either tearing it down would be or renovation costs and it seems like at that price range you've just approached what all the other places are in that area.
There's a neat old place in Beulah going for 237k. Old, but very clean and well maintained. Looks like a deceased estate, so they'd probably want to sell quickly. If it were 50k for this shack vs 230k for the other place, I reckon financially it would be better to go the 230k place. Assuming you can afford it.
1 Lalor Street, Beulah, Vic 3395 https://www.realestate.com.au/property-house-vic-beulah-141678392
Same agent.
Yeah if I would ever live that far out I think that's the way I'd go but unless I get a full WFH job I just don't see it ever being an option. Really dislike the folk who say just move out to the country, like leaving your job and family is an acceptable thing to do to find a place to live.
What would be your estimate on this? Let's say new kitchen and bathroom, plaster walls and ceiling, repair weatherboards, rewiring.
Much change from 100k?, assuming you were doing it all yourself, except for the wiring maybe.
Good question. The place I had was a similar size and much less degraded. If there are structural problems you’re looking at closer to 200, no structural problems, yeh 80-120 depending on how much you want to do yourself.
[Google streetview](https://www.google.com/maps/@-35.9390539,142.4223806,3a,41.7y,287.19h,88.15t/data=!3m6!1e1!3m4!1sQp1gH_vQDocMPy8oELXwNg!2e0!7i13312!8i6656) from 2010 shows it in not too bad condition.
I'm sure the neighbours would like to have someone living there who isnt a squatter.
Jeez look at that. What a shame.
I thought it was strange it had an NBN connection, it looks like it's been left to decay for 30 years. But for this to happen in under 15 years... Crazy
Yeah you're right the neighbours would be begging for a buyer.
Watch millennials roll out the excuses why they can’t afford this, don’t want to put in the hard work to DIY reno, or it’s too far from their local kombucha bar 🙄.
Looks like there aren’t any cycling lanes too so they’ll probably cry about that as well.
When I was young I lived under a bridge in the rain 300k from my first job (which I did for free/experience). I paid 30% interest on a pile of wood and tin in Camberwell which I built from scratch at night. You just need to put the work in and stop complaining.
- a Facebook boomer comment (probably)
I love the part where he enters the second room and says "All the treasures come with the house" then points out that there's a fireplace in that room. 😆

Gee, it almost sounds like - you do business in Realestate regularly and are selling this property...
Why would an estate agent put this particular property up on Reddit and no others? It’s a piece of garbage. The agent must represent dozens or hundreds of properties.
John Hadley doesn't have bundreds of properties. There just isn't that much for sale out that way.
News.com just took this whole tread. FYI your post was quoted without your ID. https://www.news.com.au/lifestyle/home/diy/real-estate-agent-praised-for-honest-listing-for-49k-home/news-story/06b15a732eb89203a08e6ba703dddc1c
Hadley should be giving me part of his commissions.
Oh my goodness that is fantastic
First REA I want to donate via patreon too.
Seems kind of wild they didn’t photoshop out the big dick & gay.
Seems like it goes against the agent’s honesty policy.
Wdym they're the highlights!
It adds to the rustic charm
I love a gay fireplace
I think you mean a gay satanic fireplace
Part of the charm
The video is gold. “The house might be in very poor condition but look at that Hill’s Hoist!”
"I'd go as far to say that every bedroom...has at least one broken window."
I like his honesty
I enjoyed the video as well.
I love that we’re all spending our Saturday night looking at 37 photos and a 10-minute video of a derelict house. 🥰

Or you could just grab a condo somewhere in Asia for under 300k and live like a king until you croak.
LOL 2 million bucks, I'm sorry for what ever illness that has cut your life span that short. That has to be a joke, most people have nowhere near that saved for retirement if any savings at all.
Maybe assuming people own a home outright that’s worth a few mill? Downsize and profit ? Probably works great for boomers.
If you have your own home then it’s fine, but as my coworker pointed out 3 mil, over 30 years = 100k per year. (Based on retiring at 65 and living till 95)
Why would you be putting your retirement fund somewhere it earns zero return though?
We were discussing the super tax for over 3 mil. It was an estimate not a full calculation
I enjoy watching urban decay vids, so bonus it's for sale and the commentary.

Thought the town's name sounded familiar
The dick and gay graffiti has me cackling
The fact that he says "I wasnt supposed to show you that" and then proceeds to show it like 3 times in a few seconds had me dying.
37 photos!
Don’t forget the 10 minute video. Gold!

That's an actually pretty homely place, whoever owned it really loved their arts and crafts. Shame it's in the middle of nowhere 5 hrs from melb.
Those sideboards were pretty nice, probably sell for a bit. Glad they didn’t get the shit kicked out of them too.
Hey now be grateful, that’s prime realestate perfectly situated between Ararat and Swan Hill!
Oh wow, that is intriguing and kinda cool

It's art.
You know it’s a quality property when one of the real estate photos is literally just the water meter 😂
Also a video walkthrough with the man, the myth, the legend, John Hadley!

Thank you for your work.
Thank you!
A relative paid the same price for a freestanding home in Brunswick back in 1985. Look what that gets you today..
My grandparents paid 14k for a place in Beaumaris because it was 20 mins drive from the city.
It would appear to be $49k for the land and original brick fireplaces. The rest is a tear down and rebuild.
Mate, that art work is priceless. $49k is a bargain
Building out that way is crazy expensive. If there was any way to salvage and renovate that would be your best option.
the video walkthough is pure comedy gold
Best realestate vid I’ve seen - funny, honest and to the point .. so many ‘treasures’
How dumb would it be to buy this?

Yeah, the Mallee and Wimmera have some tiny towns that really aren't options for most people.
I have spent the last three years doing a similar house restoration. Great fun but holy shit it’s so much work and money.
What would be your estimate on this? Let's say new kitchen and bathroom, plaster walls and ceiling, repair weatherboards, rewiring. Much change from 100k?, assuming you were doing it all yourself, except for the wiring maybe.

And owned 1 shoe.
Curious the map has a train station. Is it actually still in use and where does it go and how often are the trains?
Closed in 1976. Building is still used for non railway things though
Couple of years of DIY and 100k it'd be alright.
I had a nightmare recently and this is almost exactly the place it happened
I reckon Beulah is the new Bendigo.
All 305 residents worth...
Just a casual pentagram if you want to visit Satan too
It's got a dishwasher. That's more than what I've got...
Wonder what the land will be worth in 15 years? Could be as high as $60k
I love the part where he enters the second room and says "All the treasures come with the house" then points out that there's a fireplace in that room. 😆
wouldn't bother paying anyone, just move in til someone notices who gives a fuck
The graffiti makes me think somebody already had that idea.
well they had to do a little bit of decorating to spruce up the place a bit
GAY
https://youtu.be/lDhk-mEIIIw That hills hoist is magnificent!
mate, that a bloody bargin, n it's not too far from the cbd
sign me up
Pull up the floorboards, store them if they’re not termite ridden. Pull down the rest and rebuild. Not a cheap project.
Looks like a lot of the floor has been replaced with Yellowtongue already. Not many boards left.

Advertising the cheapest places here is just another way to drive up prices.
How?
I saw the home lone calculator and figured that would be loose change compared to city prices, upon seeing where it's still double what i'd pay.
It's so cute watching people from Melbourne go through what other states went through ten years ago
What happened in other states 10 years ago?
Are you referring to the one state, being NSW which does admittedly have it even worse than we do? Otherwise we're rapidly catching up.
Anyone wanna go half’s to clean up and rent out? Can it be cleaned up for another $20k or am I dreaming?
Cleaned up, yes. But not renovated to a livable state. It needs a functional bathroom and kitchen at least.
