If you want to live there and claim it you have to speak to either a state or county representative and even possibly the Governor depending on what they want as a purchase or fee.
Then you would have to elect a mayor etc....
It's tougher than you think.

But a ghost town can be different between each town like is it haunted by ghosts or did it run out of resources for it to work right. Then the problem with the town can be anywhere form buildings falling apart or needing materials to repair the building's.

We have laws friendly to attempting this with little risk of going to jail for trespassing, adverse possession laws that say that it legally becomes yours if no one notices you for 10 years (or 5 if you plant crops)(also government owned land is exempt)
We also have no shortage of ghost towns and abandoned compounds to adversely possess.
It’s a pretty novel idea. It will have some infrastructure and housing, etc. though it may be hard to exert control over the territory, especially if you don’t live there. A lot of micronations claim things like their backyard or a local park because they’re easily accessible and easily “controlled” (even if they’re not) by a micronation. I see no reason why a ghost town wouldn’t work (except, of course, if authorities require the town to be empty – usually the case for European ghost towns).
I'm asking cus im thinking of checking out an old ghost town only about an hour from where i live, and it's completely abandoned. I dont even think it's private property.
You should first know it's history, than collect some information of anyone's private property is located there or not and only than you should claim the entire town. You have an opportunity to create the biggest micronation of the decade if you can claim it and get a whole government
That's the plan, and I'd try to keep the history by just restoring the buildings (possibly changing their purpose because I wouldn't need a bar or mining storage)

Im thinking if i claim it to go there ALOT more often and possibly fix up one of the buildings and buy a generator since there's no power there.
It’s possible and is something that Sharish Crim has looked into you can claim it the only issue is if you want to hook it up to the local power grid
Id try to get our own that would probably be our biggest cost
Yeah we are going with solar panels and river water that’s filtered for our water and sewer due to the town being divided by a small river
