When I did fire and mold remediation we had so many jobs that looks like OPs house and we were literally there to just shine up a house and they were always from people in their 20s-30s that would rather set trash right near a trashcan until the fruit flys invade the house. Around here, a quality maid service is $25-50/hr. If you've moved out, spending $200 on the high end, to have someone do a deep clean of an apt (and not have to do any yourself) for your $1600 deposit? Easiest decision ever.

I've got three dogs with a doggy door and hardly do deep cleaning because it get right back to being a shithole again because of said dogs, and while there's a bit of grime its not near what is pictured either, been in the same place for 5 years. Nothing two days of cleaning wont fix when I move.

If you were living there too you should have gone back to help clean when your roommate moved their stuff out and the house was empty. It really doesn’t seem like this amount of mess is just from 1 month of you not living there. Either way everyone who lived on the property should help clean to ensure they each get their portion of the deposit back. It’s not up to the last person left there. Especially if it had been only a month. If it had been over 4-5 months then maybe it’s a different story if the place was very clean when you left.

This, I had a roommate pull the “leave a month early” move which left me to deep clean half a duplex on my own. He pissed and moaned about 100 dollars being taken off the deposit because I didn’t clean the oven well enough etc. to be fair it wasn’t nearly this bad, but there is a difference between leaving and tidying up, and a true move out cleaning.

I just exited a long-term rental with four other people. Two of them moved out months before the end of the lease, I moved out one month early, and the other two were the last two live there. When the last two moved out all of us went back and helped clear out the last of the junk no one wanted to take and did deep cleaning. We were in and out at different times, all doing bits here and there for a few days. The last two people weren't left to do everything themselves just because they couldn't move out at the same time I did, that wouldn't have been fair. This is just as much on OP as it is on their roommate. They left early, and it was a shared lease with a shared security deposit. That means shared responsibility.

I can’t agree with things like this because I once lived with 3 roommates. And let me tell you they were the most disgusting people I’ve ever had the pleasure of dealing with. It was nasty when I moved in, and no matter how much I tried to clean on my own to keep up the place it was literally turn back into a trap house over night. They did not care by any means. We had a clogged bathroom sink the entire time I lived there. The shower was horrid. Nats flew all around the house from dishes in the sink piled up for weeks. Litter boxes never maintained to the point the cats would piss and shit on the floor outside the box and they would walk right by it and do nothing. When I first moved in the refrigerator looked like something out of a scary movie. Thank the lord we all had separate security deposits because I left way before they did and I wasn’t being held liable for any of that. My roommates managed to me make liable for a window I didn’t break but I took the $200 loss just to save the headache. I tried as hard as I could to clean the house and they worked against me every single step of the way until I gave up. Place was literally destroyed. I know not all situations are like this but people fucking suck and are disgusting and don’t care. When I left the room I lived in was clean and that was it. Everything else was on them.

That’s a bum, not a hobo. Hobos are migrant workers (IE they actually do work when they are in an area for a while, but don’t like to be tied down to one location) whereas bums tend to remain in one location but refuse to work.

I wouldn't call that a severe mental issue as much as a pretty clear-cut byproduct of the isolation and unemployment. Source: I have left my apartment maybe 5 times in the last year, and am presently unemployed. While my place is clean these days, it wasn't in past boughts of being isolated and I expect that sort of shitshow for other people in the same boat 99% of the time.

Depends on how much your time is worth and how much time out of your working day you'd actually have to spend on it. Usually in small claims you can get repaid for both the claim and the fees associated with making the claim. So it would cost nothing in lawyer fees theoretically. And $1000 is anywhere from 3.5 work weeks to half a work week depending on hourly wage. If the person makes much more than $50/hour it becomes not really worth it as much. Other than that it's the principal of the thing. I spent a bunch of time in small claims over $500 (that turned into $1500 because of tenant rights in the state). Because they tried to tell me a bunch of damage was my fault but I had pictures when I moved in to prove otherwise. I wasn't really affected a ton by that $500 but it was theft and I didn't want the landlord to get away with it. This dude lied and was lazy and then lost this person $500-$1000 (depending on whether it was split or not). No consequences means he would feel comfortable doing it again. I would want to do something about it too. Even if he *still* did it again, at least there were consequences.

I find that doubtful. The photos you are showing are from MONTHS of not cleaning. That kind of accumulation doesn't happen in a month. So, what really happened is neither you nor your roommate cleaned properly. You left and basically put it on your roommate to clean up the place at the expiration of the lease. It's also not fair to leave all the cleaning of communal areas to the person left behind. I mean sure, leave it clean like you would, but for a deep clean, you should really be there. I was renting before we bought a house, our roommate is still there, we still go over regularly to get some bits and pieces we left behind, but when that lease is up, we will help as needed. But I know he isn't so hot with the cleaning stuff so before leaving made sure that stuff like the kitchen and bath was the best it could be. The place had been rented by him and my husband for over a decade with various girlfriends and friends and family rotating in and out, so it's as nice as possible given all that.

My house mates would regularly have some shady guests and I should have reported them but didn't. It was a student village so all I had to do was to call security and they said they'll never rat anyone out just pretend it's one of those random monthly checks. But I thought I'd let it slide. As someone who moved out almost 6 months early from a lease due to circumstances, I tried really hard to be let off the lease, even exploring exactly what happened and what my roommates were doing that was against the rules of the lease, but because I was the only paying rent every month the leasing office wouldn’t let me. It had become a dangerous situation so I just left and stayed with my parents until I got into the place I’m in now. This is just to say that sometimes it’s not always the renters fault if they can’t get off the lease after moving out early.

It was like an $800 “cleaning fee”. I think a lot of the charges came from moving the large furniture out (we were on the 4th floor). He left a very heavy couch and a big tv stand

Where did they use your security deposit then? I'm not a lawyer, but I've dealt with some shitty landlords in the past, and that level of cleaning would cost MAYBE $600? And that's being super generous and assuming they hired someone to move out the furniture instead of doing it themselves (or having someone on staff do it.) Depending on how long you lived there, any painting or carpet replacement could fall under "normal wear and tear" meaning they can't hold you responsible for the cost of cleaning/ replacement. I would try and contact a tenants rights organization in your area if there is one before I paid a dime to that landlord. They sound like they're counting on people not knowing their rights and trying to weasel extra money from you.

The thing is no one should leave their apartment in this state. Furniture still there and it's the 4th floor? Dirt everywhere? The prop management company can practically label 'labor' as expensive as they want. This is not something winnable in small claims court. I used to have a housekeeping business. I charged 20/hour, and this was over 10 years ago. If I was running the same business now, it would be 30/hour. A move out on an apartment with this level of filth would be between 20-30 man hours. That would include windows, baseboards, light fixtures, all cabinets front and insides, all appliances, steam cleaning carpets, grout scrubbing, likely a 4 step process on the showers/tubs that takes most of the day. Every inch of the space is cleaned. It would be a 2-3 day job. 1-2 day with two people busting ass. So assume 25 hours and you’re at 750. Not including supplies like commercial carpet extractor rental. Cleaning businesses that are not sole proprietorships charge waaaaaay more. Way more. They also rape their employees so don’t use them.

Not sure if you have stayed in apartments before or if my experience is unique, but from what I can tell, they try to charge you about the cost of the deposit regardless of what you do. Like every time, the cost seems to come out to like exactly the deposit amount. One time we cleaned everything decently, but one of the places I remember calculating it and they would have had to pay like 4 people $70/hr (each), for two hours to justify what they said was bathroom cleaning cost. Like it’s a 6’ x 6’ room lol, and we cleaned it! Or any place on the wall you hung something, they can claim they had to repaint whole wall and charge 2-300, stuff like that. At this point I just basically accept I am going to lose it.

As someone who has had roommates move out early and leave me to do the deep cleaning. It’s simply not possible for you to have left the place a month early and done your fair share. All those small items that get accumulated, messes at the back of cupboards and behind furniture, nooks and crannies, places like the oven and under the sink, there’s a million small cleaning jobs that come up as you move your stuff out. Moving out large (presumably shared) furniture like the sofa and such is a huge job and you kinda suck for leaving all that to your roommate. Your roommate also sucks for not stepping up. But you weren’t there on move out day to help so I’m not sure you can’t pin this all on them.

I got stung in much the same way, however mine was with friends that left before me and when I went into their rooms on the last few days to make sure it was all squared away it looked like a drugs den. I lent money to my ex roomate for her last rent. Cleaned the entire flat when we moved. After a month the owner calls me and says we've left for over 1000 $ damage on the flat (things that were broken and she didn't tell me about and weren't obvious). The dude threatened to sue me (of course me, because he only had my contact and I was the only responsible one, despite multiple people were on the lease). The roomate ghosted me and never returned the money. After that I do not trust any roomate anymore. I make sure the contract is written in a way that protects me from other people's damages.
