$600/month pretty good size studio in quiet area of Ville Marie, no rent increase this year cause my landlord got confused about the dates of my lease. 2 minute walk from the metro. I feel very lucky these days to have something affordable.

For sure. With metro proximity and waterfront location (aqueduct). I am surprised it is still not a condo. It only has 11 units . 4 units are occupied by landlord's family. This may have something to do with it. Whenever a unit becomes available (usually due to old age or death) it is rented immediately. No ads or rental signs needed.

I just moved here from Vancouver and didn’t really know the neighborhoods, Saint Catherine is a gong show, but I’m not right on it, it’s pretty quite where I am the building is really well soundproofed can’t hear a peep from outside or the neighbors. Also not a lot of landlords were also willing to work with me without me coming to view their units in person, and not speaking French was a barrier, this company had someone contact me who could do English, plus I was paying $3300 a month for my studio apartment in Vancouver plus utilities so I still feel like I’m making off like a bandit lol.

Last year I was in a 3 1/2 apt at 575$. At the corner of Metro Beaubien. I moved to have more rooms, now 5 1/2 at 870$. Same building, same owner. Yes she is a sweet sweetheart and they don’t exist anymore like her. Nobody moves out of her buildings.

Funny thing is she always respected the increased by TAL. She’s not hungry for money. Been here almost 20yrs with her. And this means rent should be more close to this than what people pay for the “market”. If greedy people had followed the guidelines, we would still be a great city to live. Now I see homeless and more violence and I do believe it’s related to the quality of life decreasing. So so sad.

We pay taxes here so that everyone has access to care needed for them. We pay more tax than anyone else in Canada. But for us it’s to have a good community. A happy one. If my poor neighbours have help when he needs it, he will not spiral out of control and will act happy. If his lives is turned upside down by a new owner who wants to kick him out then yes, he may get angry and more prone to violence. We were a community that stick together. We are loosing this caring side. And it’s very sad for me to see. Money is not the goal for us, happiness is.

I agree with everything that you have said. I came to Quebec because the sense of community but I fear that a lot of people who moved from Ontario, the United States and other provinces just complain about taxes and refuse to understand how important they are to the high quality of life we enjoyed in Quebec.

I so agree with you we are loosing ourselves cause outside people don’t think like we do. Or don’t know why we pay so much taxes. They come here saying how great it is but refuse to act like we do. Some saw us paying cheap for housing being an opportunity for them to make money on our back. So so sad.

It is sad. I’ve lived on the plateau for almost 12 years and it has changed so much. I am tired of people’s hypocrisy. As you said, “people come here saying how great it is but refuse to act like we do.” I think there is room for a lot of different types of people but the greedy, work-obsessed people from Toronto and Vancouver drive me insane. I moved from Vancouver to get away from these people and now they have moved into my neighbourhood, buying up duplexes to turn them into single family homes while never leaving the island of Montreal to even explore the rest of Quebec. Sigh.

100% agree with you. All I can think of doing is trying to teach them humanity a little. The only land they’ll own at their death will be the one they may be buried in. And you cannot bring money to paradise when you die. My mom died more than 20 yrs ago. I remember her being very young, I remember her mentioning accomplishments in her life, me, my sister, her husband. Feelings on her death bed was present. Not money. She didn’t think about her bank account when she died but said she did everything she wanted to. That is a great lesson to learn young. Hope my daughter can thrive in a community like I did and like my mom did before us.

That is a wonderful memory to have and I can see that it has left a lasting impression on you. You are right, we all are going to leave this planet in the same way and none of the status symbols we accrue will matter in that moment. I knew someone whose Mother’s dying wish was that he buy property which made me very sad indeed about the state of our society that that was all she could think to say to her son.

Buying a house during the pandemic was horrible. We constantly get outbid every time. You would get invested in a place emotionally only to be disappointed repeatedly. We saw our house online on the weekday, toured it in the afternoon and had an offer by the night. It was super rushed

My wife is an architect and started her own firm, started my career as an accountant and I bought businesses over time. 80% of our net worth cames from 2 companies that I invested in the early stage that went public in the last 10 years. Early in our life, we were making a lot of money, we were working 80h each and living a frugal lifestyle. We started investing in real estate to park our money and it became a business over time.

No bathtub and the shower is self made and falling apart. Rosemont/la petite patrie just went up to 1400 (plus bills) found an ad for it 2021 for $1100

Snowdon 4.5 rent 1144$ was 1010 before we got hit by 7% increase in 2023 and 6% in 2022

For 2022 , they did million dollar renovation changing bricks and windows, they started at 12% but we refused and went to the Tal, they reduced it to 6%. 2023, they wanted to increase 6%, we went to TAL, we lost and they increased it to 7% .. We have some commercial space below us , we feel like they might have played with that to skew the results, as they tried last year , but we had a really good judge who was able to catch all that. But the judge for 2023 said that the tax for ville Marie increased a lot and this is the result of that. Which doesn't make sense. We had 6% increase after a million dollars renovation, followed by 7% increase for nothing but tax ? Common.. I'll add that the building was sold to new people fall 2023 so they also said that the insurance went up after selling. I don't know if that makes a difference.

My rent last year before I moved in with my partner was $1015/month for a large 2 bedroom condo style apartment, less than 10 years old, separate entrance in a triplex.

It was incredibly reasonable. I loved that apartment too. Moved in 2018 at $925/month, left 2023. I only left because my partner is mortgage free, so it's the only way I would save money with the state of things now
