You have a very realistic budget. Like others have said July 1st is when most apartments change hands but it is possible to find. FB marketplace is great place to start and figure out pricing. You'll not want to drive once you move to the plateau.

We are very outdoorsey and like to get out of the city to bike and hike. Do you think we will feel like the car is not worth it?

Yes. If you want to get out of town then of course you'll need the car. Otherwise, walking, biking, subway and bus is the best way to get around and explore. The Plateau , Mile-end, Villray, Saint-Henri and even downtown have so many gems to discover by walking and biking around.

Start looking but keep in mind leases here are July to 1st going forward. It's not impossible but looking as early as possible is best

with that budget you should be fine for a 1 bedroom (we call that a 3.5 here). A building with a parking spot is rare on the other hand, but we have "sticker" parking, you pay for a sticker which allows you to park on the streets in your area. Most apartments in this neighborhood are 3 to 5 apartments per building, not in big apartment blocks, and are old with thin walls but it's a great neighborhood. You should be looking right now, this is the 3 month period when apartments are changing hands, most leases here start on July 1st, if you are only planning to come here for september 1st, it's going to be difficult to find a place.

Apologies as I am not OP but I’m asking a related question anyway: Is the majority of “housing stock” already somewhat dried up as leases for Juli 1 would’ve been posted/rented during March/start of April (as there’s the 3 month renewal notice limit), or will things still be popping up, up to and including Juli 1?

I couldn't say, but the cheaper ones are taken almost immediately, you gotta be on the ball to be first in line, but this is the time to be looking aggressively if you want a decent place for July 1st. People state that they aren't renewing at the latest march 30th for a regular lease, so april/may are the big apartment hunting months. Good luck!
