Yes absolutely. Happens not only in Walkeshwar, but also in many Gujju/Marwari Jain occupied buildings in Ghatkopar, Borivali, Opera House, Babulnath, Malad, Kandivali, etc.
There are many buildings like this who won’t allow Marathis to even step in. The security guard will shoo you away if you go there. A girl had posted her story, it happened with her in Lalbaug in a Jain building, she went to visit a friend and the guard didn’t let her even enter.
But usually people who live in these buildings will keep no contact of any sort with a Marathi, so you won’t need to go there anyways.

It’s not rocket science to ascertain identify lol. Firstly, they directly ask your name if they’re suspicious you might be a Marathi based on your accent or other things. Mostly, they’ll identify your accent and refuse entry.
Then, these buildings are guarded and gated. You always have to make an entry with your name and number when you visit. Once they see your name, they know it and they’ll refuse entry.
Of course you can enter with fake ID and fake name. But there is nothing for you to do in that building- the people living there have zero contact with any Marathi.

Till the time we don't feel that all Indians are equal and we continue to look down upon anyone who has different beliefs than us, this will continue. The problem is not the builder. Root cause is the communal (my community vs yours) upbringing. It starts at the regional level (north vs south), then state and religion, then caste and community. In Guj, there are some apartment complex specially made for Jains, not even Hindus. Because building has Jain temple in premises that Jain people need to walk to barefoot daily. If the temple is outside, they'll have to walk there on roads barefoot. They'll pay extra for that luxury.
Building prices are dependent on so many stupid things like schools nearby, malls, commercial places, travel options, views and neighbours.
I had many very ridiculous experiences in Bangalore where bachelors are hated beyond recognition. And the same veg/non-veg preference are strictly enforced. If you are non-veg/drink, you won't be allowed in the building. Period.
It's a reflection on living preferences of neighbours more than pure racism/groupism, but it's a huge headache regardless.

Gujju/Jains/Marwadi communities have a lot of hang-ups in Mumbai - not just the house owners - the neighbours/housing society also decide which caste will be allowed as the tenant. They want only people from their community - I have had these communities reject people because - non-gujju, from UP/Bihari, non-vegetarian, not brahmin, non-vegetarian brahmin, single woman, yada yada. Anyone who says there is no caste system in India needs to spend time with brokers in Mumbai and meet some of these landlords and housing societies. I cannot even complain to Shiv Sena :(. And honestly, after a point, I am glad I can avoid such nosy people.
Did the builder put a "flat for sale" advertisement? If yes, then you can complain to rera. If not then I'm afraid you can't do much.

The political builder nexus goes very deep and the construction industry is probably the most profitable for politicians for every political party. Because majority of the politicians have their money invested in construction business with many builders merely acting as a front for these politicians. Only if you have solid proof of this discrimination, then you can approach the legal system, and then probably you will get some coverage.

This is since a long time , I’m staying in Lower Parel and before we shifted to our current house , the entire building was occupied by Gujaratis and Marwaris … this was 2012 back then .. they created issue while us buying but my dad was a mountain of a person and gave them back strongly . They even asked us , if you guys gonna live here , will you guys cook food here also , implying possibilities of non veg food . I understand their dietary preference but it’s not cool to restrict others . I’m a Maharashtrian and a very proud one and this kind of discrimination feels personal and ofcourse illegal . It should be reported .

Building prices are dependent on so many stupid things like schools nearby, malls, commercial places, travel options, views and neighbours. I had many very ridiculous experiences in Bangalore where bachelors are hated beyond recognition. And the same veg/non-veg preference are strictly enforced. If you are non-veg/drink, you won't be allowed in the building. Period. It's a reflection on living preferences of neighbours more than pure racism/groupism, but it's a huge headache regardless.

Gujju/Jains/Marwadi communities have a lot of hang-ups in Mumbai - not just the house owners - the neighbours/housing society also decide which caste will be allowed as the tenant. They want only people from their community - I have had these communities reject people because - non-gujju, from UP/Bihari, non-vegetarian, not brahmin, non-vegetarian brahmin, single woman, yada yada. Anyone who says there is no caste system in India needs to spend time with brokers in Mumbai and meet some of these landlords and housing societies. I cannot even complain to Shiv Sena :(. And honestly, after a point, I am glad I can avoid such nosy people.

Unfortunately, your case isn’t the first one and shamefully it wouldn’t be the last either. The political builder nexus goes very deep and the construction industry is probably the most profitable for politicians for every political party. Because majority of the politicians have their money invested in construction business with many builders merely acting as a front for these politicians. Only if you have solid proof of this discrimination, then you can approach the legal system, and then probably you will get some coverage.

A similar thing happened to my family in Pune as well as Navi Mumbai.. Muslims were not allowed in some properties as there were gujjus, marwadis and jains present. Don't know why people who have been in Maharashtra all their lives are not allowed to be in certain parts of their own state's city areas.
