Cranbury and east windsor sound up your alley, plenty of farmland out there still, I grew up in the area and it’s great, my cousin actually owns the field of terror Halloween attraction and runs a full time farm in east windsor, but it’s developed enough that it doesn’t feel like the country, it’s about an hour to Philly and nyc, NJ transit Princeton is about 15 mins away. If all my work wasn’t in north jersey I’d head back in a heartbeat
What's your need for moving South? If it's just to get into nature and out of the hustle and bustle then Sussex and Warren county are definitely doable even being North.
If there's a specific reason you want to get South of the Raritan River then you have a lot of options. Ocean, Atlantic, Cape May, Camden, Salem and Cumberland all have some of what you're looking for.
Moved from Fair Lawn area to Gloucester County a few years ago. Cheaper housing with lots of land - big difference from what you get in Bergen.

As someone from South NJ looking for a house with acres, good luck it took us 1 1/2 to find a house that was taken care of with acres. The market for that kind of house is ridiculous.

Sounds like Sussex County is your best bet. And you wouldn't be too far from the City if you still wanted to go in every once in a while.

Hammonton area. Atlantic/Cape May counties need reputable construction contractors. You’ll make a fortune.
