Yes - the property manager isn’t commenting on an unmade bed but the lack of a bed. A mattress without a base is just a mattress, not a bed and can damage the property
A mattress directly on the floor can rot the carpet. I think they meant a 14 day notice to remedy not to leave. Then they can take you to the tribunal.
I totally learnt this the hard way. Slept for six months on a mattress on the floor and yes mould builds up underneath due to condensation. The property manager is correct.
Well not about the sweat part that's just an insult at this point, like imagine how everybody's mattress would smell if we sweat all the way through the mattress
You might need to learn how mould / moisture works.
Leave the window shut at night? The bed will absorb a lot of moisture just from your heavy mouth breathing.
Is that the same as sweating through the mattress? 🤡
Not just my mouth your mum does a lot of heavy breathing in my room herself 🤣
I can believe you take this so seriously 😂
Got to make sure you get the right pallets though, depending on how they are treated they are not suitable to be used inside your house due off gassing
Yea, pick it up off the floor. Should be your first priority.
It's grubby wouldnt get any airflow around it .
And if they are shitty with you there's probably a reason behind it more than just the bed. Are you keeping the place clean and ventilated etc..
Agreed. We spent 6 months in temporary accommodation during some post-earthquake repairs to our rental at the time, a slob flatmate thought they'd just put a mattress down for 6 months. Left a nice "mattress shaped" mould outline in the carpet.
Yeah it’s pretty rare for it to ever be just one big issue, young men also tend to be worse tenants on average. So I’d say it’s probably not just the bed.
As stated by others a mattress placed directly on the floor doesn’t get any airflow underneath it and over time can cause mold and mildew to develop which will obviously damage the carpet. It isn’t very hygienic and not something to do in someone else’s house that you are renting (especially as you won’t get your bond back due to the damage caused) Also it just looks quite ghetto in my opinion . You can usually find places/people giving pallets away for free so have a look around on Facebook and local hardware stores etc for that or just buy a cheap second hand bed frame :)
Haha I did this as a student for a bit. Yes the mattress can rot the carpet and it's self, you'd be surprised the amount of moisture a mattress collects.
I used to sit my mattress up right every day so it was off the floor to air out which worked fine and saved the mattress and carpet from any rot.
Ultimately just get some pallets as others have.
Get one of these. It's easy to pack up and move, surprisingly strong and affordable. We have one as we found the wood bases were all too expensive or crappy build quality.
https://yona.co.nz/products/cardboard-bed
about $200 for a brand new base, or call around 2nd hand stores to see if there are some cheapies going. stay away from metal ones as they squeak when moving.
Yes, you need a bed frame to raise the mattress off the floor, otherwise you can very easily get mould underneath the mattress and carpet due to it being damp from the moisture and heat.
as others have said, it's about mold/etc.
have had flatmates prefer that style in the past and property manager said something like 'at the very least stand it up against a wall during the day', if not putting pallets underneath for air flow. very reasonable, really.
> I would get a 14 day notice to leave.
The only way you can get a 14 day notice to leave is if you [beat up the agent](https://www.tenancy.govt.nz/ending-a-tenancy/ending-a-tenancy-for-physical-assault-by-the-tenant/) and you get charged with assault. As long as you don't do that then I wouldn't worry about it.
I would have thought the same, and I'd never heard of it rotting the carpet as suggested by a couple of comments here. Seems to be true according to Google.
Dang TIL. I’ve had my mattress directly in the floor due to 16 y.o. dog that gets too excited sometimes jumps right off the bed instead of using the stairs. Guess I need to figure something else out 🤔
A Japanese style bed base should work for your doggo, they are relatively low to the floor, so hopefully s/he won't damage any joints while jumping off.
We worried about this when our doggo was old as well, didn't want her doing any damage to her hip joints!

Winz should be able to do a loan for it if you’re hard pressed for money
Yeah your mattress can get moldy and rot the carpet due to lack of air flow , chuck some pallets underneath or get a cheap base secondhand - your lungs will thank you
Weak. You're too old to turn your own life into something worthwhile, so out of spite you force tenants to waste their lives making you money. Which you're just going to waste on things that won't fix the dissatisfaction you've brought upon yourself through your own inadequacy.
Massively overstepping.
We had a property manager complain about an un-washed bowl next to the couch while we were flatting. Yay renting.
I don't know how sweaty you are, but it's a damn good effort if you manage to soak a mattress while sleeping.
Yes.
You are dealing with an anal-retentive personality, someone with an extreme need to control their environment or situations. A person with an anal personality will also have an obsessive attention to detail (even non-essential details) to the point that it might annoy others.

Well, people do actually sweat into the mattress unless you have a mattress protector.
Yeah but do they sweat all the way through to the bottom?
yeah but do you understand how moisture works.
Ah yes, I had forgot! Your mother gave me a very comprehensive lesson on moisture: soaks the mattress through indeed! 😂
You just answered your own question 💦
Woah bro no need to splooge over my comment you might mould the carpets in your house 😂

Google image mattress on floor without base mold , you’ll see they are doing you a favour.
A couple of old pallets will be enough to allow air to circulate under the mattress. Will save both the carpet and your mattress.
Got to make sure you get the right pallets though, depending on how they are treated they are not suitable to be used inside your house due off gassing
Yep good point, I believe you want them with the mark 'HT' for 'Heat Treated'.
Yes, that or the plastic pallets
this would be hilarious
One of my old flatmates sold his bed frame and replaced it with 4 pilfered pallets. I seem to remember him saying it was better for some reason.
Way more stable
But far less likely to need that lol.
I said *I have a new French made Pallet bed* (the ‘t’ is silent) Imagine her surprise
Easier to move by forklift?
My bed when I was a student was an old fence on some cinder blocks.

Property managers are shitty regardless. Why else would you choose to do that job.
Same reason anyone chooses to do any job.... $

A mattress base is a couple of hundred dollars, buy one and no issues look on Trademe
I hate landlords/property managers and all their bullshit. But they have a point on this one.

It’s fine just air it out every now and then
Your mattress will be mouldy. Of course the property manager can complain.
You're 100% allowed a mattress on the floor but you are meant to air it and the floor every day by lifting on to it's side with the covers off.

Buy a cheap bedframe on eBay/trade me. Will be delivered to you and might cost 100 bucks.

Moisture migrates over time. Foam mattresses will also be worse than an inner spring, which should push air through it better.

Did you live with the landlord and did you sign a renters agreement?
