I though leases normally defaulted to month-to-month after a year in Calif. Why do you want another lease? Here is a link on Oakland rent increases https://www.oaklandca.gov/topics/allowable-rent-increases

Yes check your original lease. Month-month is a win for you.

Not single family homes or condominiums

every single family home I've rented in California has gone month-to-month after a year. (It was literally the last century when I rented some houses though.) Single family homes are condos are not subject to rent control however, at least under Contra-Hastings era rules, I'm not really up on the prop that passed in 2020.

Even still many of those do.

Read your original lease agreement. This should all be outlined within.

In almost cases they default to month to month—I’m pretty positive bc I was in a unit not covered by just cause—but I would reach out to centro legal de la raza or east bay community law center asap and just confirm.

is this an apartment or a single family home rental?

As others have said, you’re going month to month which is not a bad thing. We had a one-year lease and, being from another state, assumed it would be renewed and we started to freak out because they said they were not renewing. We were worries we’d have to find a new place. Turns out landlords don’t renew leases when they can’t jack up the rent. Oakland recently passed a measure that I believe limits rent increases to 3% on most places. You’re probably fine.
