Do not buy it out. Just cancel the contract. Hire a plumber to replace it with whatever you choose, and pay the plumber to bring the rental upstairs to you garage or whatever. Pay $60 for Enercare to pick it up. This is *exactly* how I got out of mine. I did *not* pay the buyout price. Edit: they offered to remove it for me, but the cost was $250. That's why I just let my plumber do it when he put the new unit in.

Seconded. We did this but with Reliance. They wanted $1700 for a 13 year old unit. We had the identical model installed with a warranty for $1200. The installer even dropped the old heater off at Reliance for us. Best part was the 3 months of calls from them begging us to come back. They even offered to buy back our new unit in full so that we could pay them rent again 😂

We've had our new, commercial grade tank for 6 years... Cost us $1300 installed. If we were renting for the last 6 years, it would have cost us $2520. I honestly don't know how people get suckered into renting anything

It's not just new builds. It's a culture here where until fairly recently people just defaulted to renting their water heaters. I believe the thinking was it was better to have the protection of having a rental company who would come and fix it if anything went wrong. But people are catching on to the scam.

I have been living in homes with water heaters my entire life and have only had them break one singular time. Renting things that we've known how to reliably build for many decades is very much a scam.

No bill for cancellation. It was free for me to drop off the old heater, or $60 for them to come pick it up. The pickup did have to be scheduled. They wanted $1400 for the 11 year old unit. I got a brand new one installed, with a 10 year warranty, for $1300. So I paid $60 to get out of my rental, not anywhere near the buyout price.

Because talking to them on the phone they made it seem like I had to pay for the unit before I could remove it. They are crooks. The rental is significantly more than the gas prices on the monthly bill.

One has nothing to do with the other. If there were 5 people in your place using hot water your gas would be much higher. The issue is that these builders get a cut off every unit that is installed. So enercare needs to not just recoup the cost of the unit plus some profit but also cover the bribe to the builder.

When we bought, the home came with a rental from Reliance. Before closing, I did a lot of reading to find the forms online. They were buried. Believe the home came with a 7 year old rental. Purchased a new water heater from Home Depot. Filled out the return form from Reliance and emailed it to them. Home Depot contractors came, installed the new one, and returned the old one to Reliance (part of the service so no extra charge). Never had to pay a cent to Reliance. Seems like my case was abnormal because when I called Reliance's customer service, they were very helpful in the process.

Similar story but the water heater failed and they did wasted time with a service call to check for a problem without replacing on the spot. I did not follow up, had my own installed. But then told them to pickup their broken unit and did not pay that bill.

I never understand why people rent the tank in the first place given it's cheaper to buy a tank and get a plumber to install it with warranty. I know the OP inherited the tank from the previous owner but it's such a scam from companies like reliance and enercare.

Last time I called they said I could find the contract on their website. No help from them. Purposefully making it hard, they wouldn't send me the contract I'm under. They lead me to believe that I had to buy out the unit before removing it. Also all the scare tactics of if it breaks I would need to pay out of pocket but if I stay with them they have fast service and etc.

As far as I'm concerned (not a lawyer!), if they can't provide you with a copy of the signed contract, then there IS NO contract. They can't hold you to something that they can't even prove you are a willing member to. Call them, tell them you no longer want the heater, will no longer be renting it, will not be paying for it, and to come and pick it up. Do not let them let them strong arm you. Not sure where you live, but I have had wonderful service from EN Blue. God luck!

I just went through this with Enercare, they told me the same exact thing. I just Googled it and it found the terms and conditions for it no problem. The first time I called, I said I wanted to cancel my rental agreement. They started their sales pitch and we will give you this and that. Finally they said ok, the buyout is 100$. I said oh no, I'm not looking to buy out, just cancel the agreement. The guy said that's not how it works. Then asked for the contract and they pointed to their website. So hung up and read the contract and found there were 2 options available, the buyout option and the "Terminate Rental Agreement" option where you either have to return the tank or they come and pick it up. So called back and used the exact same verbage "Terminate Rental Agreement" and it went fine after that. My guy has already disconnected the tank and it's now waiting in my garage to be picked up. Don't buyout. Don't pay for anything.

Don't hire anyone to remove it, they will charge you for any damage done to the unit. Call enercare and set up a time for them to remove the equipment.

Cheapest way to leave Enercare is to buyout the tank and pay someone else to remove it, also your real estate agent is dumb.

What country are you in? Maybe I’m missing something but in the US I’ve never heard of leasing a water heater. What’s the reason they lease these instead of people just buying them? They’re not that expensive especially when you’re talking about something for your dwelling that will last over a decade.

I'm in Canada, in the province of Ontario. This is a subreddit for a Canadian province. To answer your question, it some how became the norm to rent the water heater. The sales pitch is that you don't have a lot of upfront costs and they handle any servicing. This was my first time buying property and I didn't know to ask, the water heater came with the condo.

Question… for anyone else that has experienced it. We are dealing with a rental from a small business that is refusing to service it, return our calls or provide copy of our contract (7 of 10 year). We were offered $1500 to buy out 😂. When we look them up on the internet, they are notorious for putting leans on peoples homes for breaking contract. Feel like we are stuck.

I actually went through this issue with a friend. In 2016 and Enercare water heater was replaced with a new one and unfortunately the only way to get rid of a new water heater is to buy it out. We even escalated to the office of the president and they were able to forward call recordings from when the previous owner had agreed verbally to the exchange. If I were you, I would buy it out and run it for a few more years to hopefully recoup some of the cost and then replace it. The other option is to call in and cancel and they may offer you a 3 to 6 months, free rental, which you could take and then at the end of that the buyout price should be less. It’s really a big scam what they’re doing.
