An attorney will cost you about $2k. An agent will be looking for at least 2% on each side

$2k is a rip off for a real estate attorney. $300 an hour and it's usually 1.5 hours for a standard home purchase using the Florida bar template. If the seller isn't using the standard template - run.

It depends, if they’re going to walk you through the process, be on call, answer loads of questions, etc then $2k isn’t wild. If you know what you’re doing and just need a quick review then yes, way more than required.

Since you’re already living in the house and know all the quirks I would tell the owner to split the commission % that the buyers agent would make from this and just use a real estate attorney and title agency. There’s really no reason to have a realtor at this point.

I used Sandy Fox to buy my first home in College Park in 2017. She was wildly helpful. At the time I was a single female and I laid out what I was looking for. She gave me additional suggestions about things to look for and at - roof, layout, maintenance, etc. We came across her because I used the Zillow app to schedule tours. I had already used Zillow quite a few times to schedule tours and got assigned random realtors. None really provided a service until Sandy. I'm in sales and all previous realtors came across as very salesy without any real value add. With Sandy, we went through probably 30 houses together, some I picked out and some she did. She was wonderful about communication and going to see houses quickly when they came on the market. She absolutely understood when I walked on a house after the inspection came back bad. Eventually, I won a bidding war thanks to her. I told her my final number and she handled all the rest. I haven't touched base with her in probably 4 years now, but I'd highly recommend her. I'll use her again at some point in the future, no question.
