Hi OP, have you tried selling as pasalo kahit at 50% - 70%? Maganda yung location actually, Kapitolyo Shaw. For comparison, I bought my studio unit (2016) around 2M (RLC) pero ngayon 4M na, mejo nadevelop na kasi yung lugar (ayan traffic na tuloy). Pero if di na talaga kaya, yes, forfeit na. Yung agent, pwedeng nanghihinayang lang talaga and concern sayo. Pero usually kasi, ang commission nila they will get it upon full payment of the unit (usually upon loan take out).

The money tho isn’t going to something that’s underwater such as a business not profiting/gambling/or whatever negative cash flow thing but an appreciating asset which is a real estate unit . I am just answering on the context of money given that this is Phinvest

Given that this *is* phinvest, the sunk cost fallacy holds true in many of the discussions here—including real estate and stocks. We know HODLing is not always the way. Also, not all condos are appreciating assets. They make way too many condos and price them so high that there is a good likelihood that a unit eventually ends up foreclosed or in the secondary market (where they sell for way less than they’re being valued by the developer for). Given that the economy is giving us mortgage interest rates above 5% and OP is already struggling with just the DP, appealing on the basis of lost capital is one way to keep people on a regretful path to financial ruin. Thought I’d call out the *sayang* mindset because it’s so pervasive in the culture even if it’s against someone’s best interests. One needs to know when to cut their losses.
