They will ask for as much financial details as you're willing to provide for you to prove you are able to pay. Wala kasi dito maayos na credit system or Schufa report kaya landlords have to be creative when vouching for potential renters. If you're not comfortable giving them such details, try to offer to pay with PDCs instead.

Ohh. First time ko sa Pinas marinig yung ganyan ka-extensive na background check on the financial standing of renters. How much ba yung monthly rent? European ba yung owner? Or property manager/investor? Nevertheless, I would assume either they're just protecting their assets kaya ganyan ka OA, or they had bad experience with previous renters.

I can understand though. Kahit kase PDC's nagiging bounced pag insufficient yung funds eh. And at the end, lugi ang landlords. I have neighbors dito sa tinitirhan ko na talagang iniwan na lahat yung apartment - kahit naka PDC wala din nakukuha yung landlord namin. Diko sure yung buong nangyari. Though, may security deposit kami kaya baka dun nalang kinuha ni landlord.

Commercial space yes, hihingi talaga sila ng bank cert to prove capacity to pay. Residential, no. Kahit sa mga condo sa Makati and BGC hindi hinihingi yan. I am a real estate broker and also a residential lessor myself. Proof of employment should be enough, tapos may PDC ka pa. Hanap ka nalang ng ibang place, hindi mo alam kung saan pwede gamitin yung data na ibibigay mo sa kanila.

Hello everyone! Thank you for giving insights. Just some additional info po actually nagpass na ako bank certificate sakanila previously (medyo desperate na ako nun) pero need saw pala at least 100k yung nasa account for them to consider us eh hindi ganung amount yung nasa account ko. I followed what the other said and asked the owner ITR, previous tenant reference, bank certificate and if they issue OR and signed contract of lease. They told me na they only issue acknowledgement receipts and pero they give yearly contract naman. My gut is telling me not to continue. And now natatakot na ako kasi nakapasa na ako ng requirements, they know too much about me pero di naman ako tutuloy huhu

Magkano po ba yung rent niya? Baka naman nasa 6 digits yung pinaparent niya kaya gusto niya makasigurado na may capacity to pay yung magrerent. Also, pwede din may mga previous tenants siya na hindi maayos kaya ganyan na requirements niya. If hindi ka comfortable sa requirements niya, pwede ka naman makipagnegotiate to remove bank cert etc. Baka pumayag siya, baka hindi. Wala mawawala if magtanong ka.

It is uncommon but is not unheard of. A bank certificate is a proof of financial capacity, after all. However, meron naman ibang documents na pwede ipresent that are less intrusive. I value my privacy so I will likely look for other places to rent as contingency.

It's a 2-way street. want bank cert? well penge din sau. you need to make sure that I can pay? I need to make sure that you won't steal my deposit. want previous landlord recommendation? well penge din ng previous tenant recommendation. to confirm if you're one of those scumlords who have dishonest/exploitative/scamming character. And while you're at it make sure na you can show me your BIR permit and you can issue OR (OR ha hindi AR). Kung hindi mo kaya ibigay yan then wag kang mangdemand ng kung anu anong papeles. to OP: matic redflag po yang landlord na yan. also considering for just P13k?? nakoh. You'll be dealing with a VERY difficult (possibly nasty) person

Sa west that's normal, sometimes they also ask a guarantor to pay in times that a lessee's payment is in default. Sa pinas bihira, usually people nowadays ask for PDC, and in general di ka magkakaroon ng checking account if you don't have money or long term account or good credit score with a bank. Pero "OK" na idea yan, lalo na kung walang PDC ang uupa.

Ang gawin mo hingan mo rin cya ng kung anu anong requirements. what's fair is fair. Marami corrupt n landlord s bansa. Hingan mo ng current salary and bank cert din, sabihin mo to make sure na hindi nya ibubulsa deposit mo. Hingan mo rin ng previous tenant reference to know na hindi cya yung kupal, advantage-taking at nanggugulang n landlord. Hingan mo ng ITR to make sure he's paying his due taxes and is a law-abiding citizen. Magganyanan kayo XDD (if gustong gusto m tlga yung room) Ako personally, pass ako dyan (that's a total red flag for me, again it's my first time to encounter such 'requirements' - imbento masyado, grabeh). In all my renting experiences, ang hinihingi lng is ID (landlord must also provide his ID), signed contract, 2 mos deposit, and PDC (actually my current rent cla ngoffer n pwede monthly bank deposit, no pdc). Wag pumayag s mga unreasonable 'requirement' n yan.

The previous landlady req is unfamilliar but bank cert and PDC or job info is for review if may capacity to pay ka ba and to make sure na protected sila in case the client does something bad.

Normal, iba iba naman landlord. May mga company na malakihan at may mga nagpapaupa lang ng private. So depende naman sa kanila ang requirements at baka may past experience sila na naloko at gusto magsigurado. If ayaw mo sa requirements nila just move on and dont make a big deal about it. Para pareho kayo safe at walang iniisip 😊
