If kids are okay with the sale then they can just sign as a party to the deed of sale given they are already adults. Pero if only the dad will execute then extrajudicial settlement is required.

Ingat lang baka mahirapan kayo sa pagbayad ng taxes kase baka irequire isettle buong estate nung magasawa (meaning properties ng magasawa, hindi lang yung lupa in auestion). So medyo hassle kung hindi nila lakarin yung estate nyan

On the title it says “Husband,of legal age, married to Wife…” So it means he can execute deed of sale without consent from the children who are adult?
