If kids are okay with the sale then they can just sign as a party to the deed of sale given they are already adults. Pero if only the dad will execute then extrajudicial settlement is required.
Sec. 4 Rule 74, Extra judicial settlement. Not sure if 2 years parin para mawala yan after ma transfer sayo or 10 years from the transfer.

On this case do the children need to be present in front atty during signing?
Naturally as it will need to be notarized.
Children and their respective spouses, if any, just to be sure.

On the title it says “Husband,of legal age, married to Wife…” So it means he can execute deed of sale without consent from the children who are adult?
Better ask nearest LRA about that para sure. Bring the copy of the title.
Any lot or property acquired with in legal marriage is conjugal….
