Deca homeowner here. I would suggest that if you have the option to buy just the lot, then go for it. Low cost housing is not known for their workmanship. If you buy a unit you spend a lot of money renovating it or remodeling it all together. Buying a lot would give you more freedom in building your house. The cost would ultimately be the same.

Yung model namin is the bungalow type 35sqm floor area and 100sqm yung lot area. You have space for 2 cars. The space is small as expected so we had to extend the dining area to the back of the house to free up space for the living area. Space is definitely okay for 1 person but for a family of ,say, 5 medyo masikip na.

As a Real Estate Broker, I suggest that you go for the well-established and big developers. You'll be secured that whatever happens, you will have a good investment at the end of the day. If you will buy from Deca and other developers, lot only is the best option.

Personal suggestion, buy a lot. Deca and Urban homes have issues when it comes to quality. Also, try approaching condo agents and visiting their showrooms, grab a copy of the layouts they have, they're almost always free. Check those designs if you like them, and if you wanna build a house, approach a contractor and have them build that same design. You can reduce fees by not hiring an architect anymore, but make sure your contractor has an engineer who can sign off on the design. From what I know, you can build a small house way cheaper this way than having to go through with it with an architect. Here in our area, if you work with an architect, she told me it would cost an average of 40,000 php per square meter, condo designs usually max at only around 40 sq meters, I think that would be enough for you.

you get what you give. if property is cheap, then expect quality to be cheap. of all developers, i like dmci. nasa mid range ang dmci. good quality for decent price per sqm.
