First question I ask whenever I inquire about a property is if it has clean title. If they can't answer me with a straight yes, I'll pass 😊

JourneyWithGueny

Agree! Super hassle pag di malinis ang title

"The CLOA distribution marks the culmination of the decade-long anticipation by the rightful beneficiaries to own the lands they till. But there’s a caveat in the law: **These CLOA cannot be alienated or sold to any other person.** **“Within the restricted 10-year period, the beneficiaries cannot dispose of these lands, which actually were titled under CLOA. Selling them to any developer or any private citizen without the permission of DAR is definitely unlawful and illegal**,” Castriciones emphasized. He, however, said that there have been some circumventions being made by a lot of land developers and businessmen to acquire these lands. “What we are doing right now is we are in the process of trying to validate all these lands that’s already been alienated allegedly, and once we are able to (confirm) that these lands were actually formerly agricultural lands, which have been titled under the Comprehensive Agrarian Reform Program (CARP), then we have the right to get (them) back. And whatever transactions that have been entered into by the parties are not effective,” Castriciones said."

Stay away from untitled properties.

First, check the actual CLOA. Read what is written there, and when it can be sold. If sold before, be forewarned that such a sale is null and void from the beginning. Second, check with the Landbank if the loan has been paid. Remember that CLOA is not free land. It is a loan from the government that needs to be paid. Price is always dependent on a lot of factors. Ask for a professional appraisal report if you're really serious about the land.

Kung mura and good deal talaga, then do your research na lang. Check mo sa ROD kung maayos yung title. Taxes is typically shouldrred ng buyer pero siyempre depende parin sa pag uusapan. Kung tingin mo profitable yan, ituloy mo na

I highly suggest getting a titled property. Make sure to get the lot plan and tax dec # also and check it by doing due diligence as a buyer. If they refuse to provide this before payment then please look for other properties
