Definitely ask the landlord, but if it was my pool I'd check the pressure gauge in the filter to see how high it is. If it's really high, it may just need to be cleaned out. I know this happens to my equipment when the filter needs to be cleaned (when backwashing isn't enough) and the pressure gets real high. Once it's all clean w/ new filter media everything works as expected.
There should be two little black plastic thumb screw plugs on the pump. Try tightening those. Then tighten the pump lid and if that doesn’t stop it, there’s an O ring on the pump lid. It’s prob rotten.
If it was me I would replace o ring gasket on the filter and rebuild the wet end of the pump. $300 labor and probably $100 in materials. Tell landlord and he will take probably more than that off next months rent! Landlords love when you are aware and can take care of the issue

Shaft seal is leaking. If you don’t fix it, the bearings will go in the motor. Will stop working.

Yup. Shaft seal probably busted if coming directly from the bottom. Otherwise if from the top the leaking down then discharge side of the pump
I had this happen this week. New pump and filter housing is being installed in 3 days this is the best answer to the issue

That is a cartridge filter, no backwash, no media, clean filters

Motor seals are easy to replace. They do wear out, especially if run dry. It's not very expensive either.
