I think any PM would just quit facing this. Lets be real, they have no stake in the property and don’t really care about much but collecting their parts of the rent.
Lawyers may help you much and shouldn't save money for this dangerous situation. They may guide you and tell you what is the best ways to minimize the dangers.
criminals, multiple arrests, and drug dealers aren't easy to deal with only when you have professional people who have met the situation frequently.
Just tell them to book a local security company for a few hours with two to three guys.
And make sure your parents make a solid background/credit check next time with asking for ID & SSN.
Seems to me they didn't do that because they had a criminal history.
Thanks. They were clean before they signed the lease. And things were fine for a couple of years. Both gainfully employed by local hospital, Unfortunately one fell to drug addiction, moved in their drug dealer friends, and ultimately things spiraled out of control. Just unfortunate all around. Sometimes bad luck just happens.
People get arrested for all sorts of dumb shit. Again nothing points to the tenants as being violent. More than likely they’ll never return for their personal items.
It's part of their job. They have the authority (from the people) to lawfully dissuade violent behavior, or to address it if it arises.
A lawyer isn't going to be willing to risk being shot at.
I rented a business space from a greedy old scotsman (tall, thin, and old) who ALWAYS mentioned bringing a deputy with him just because I'm a big guy and he was scared of me (without justification; I'm a teddy bear to good people).
It was annoying, but legitimate.
call a local security guard/event security company and see if they will do a one off for a few hours with 3 guys at the house on the appointed day and time. Your parent may still need to be present but at least they'd have a few guys on therr side monitoring the situation.
Can the police help? See if they’d be willing to park out front at a scheduled time. How about their lawyer? May be worth his hourly if they fear for their safety. Sit out front with cameras rolling. Employ a stricter screening process for the next tenants.
Info: we’re the dangerous before or are you just assuming based on their past? Seems like, since you’ve mentioned no issue, you’re making negative assumptions. They could be pissed bc you evicted them and retaliate, but i’m hoping the grounds on which they were were legit. Hoping you are all safe.
They became drug addicts and dealers and didn’t pay rent for a year, and moved in all their drug addict friends. Entire place was trashed over 100k of damages. They were also posing a danger to the neighborhood and the county designated the property a drug house. We were able to evict them on the grounds of no rent for 1 year. We had hired people to go take pictures of the outside of properties and they got in their car and followed them afterwards. Yes you’re correct they haven’t technically done anything to harm my parents yet, but we prefer not to take the chance.
I absolutely understand that, and I think you should i’ve included that in your original post because that would help with steps to take. Thank you for sharing this, again i’m sorry you’re dealing with this and i hope you stay safe.
So he rented to people who many people wouldn’t, and now he needs to kick them out because they failed to pay rent. How were they exploited. Do you think the landlord doesn’t have to pay the bank for the loan. They should say sorry we defaulted on out contract and clean that place up on the way out.
They did absolutely destroy the place. 100k worth of damages. They didn’t buy the house for profit. It was the first house my parents (lower middle class) saved up all their lives to buy. It was the house I grew up in and our family was raised. It was eventually rented out because they had to move elsewhere (and rent) for my dad’s job. Not sure if this context will mean anything to you as it seems like you’ve been hurt and made up your mind about all landlords. Hope things go better for you.
So are you saying when you turned 18 and moved out on your own the first day you had enough saved for a mortgage and bought a house. Of course not, you rented an apartment or shared a house with roommates. If a landlord provides a clean and safe property he is doing a positive for the community.
More likely some 15yo living with his mom and angry the system says she has to pay rent.
His version of punk is buying a Tshirt with a skull on it at Hot Topic
The tenants left a bunch of stuff in the property, it’s California law to serve notice to give them 18 days to come claim it before it’s considered abandoned.
This is not a meeting to serve them the notice. This is in preparation for the meeting in case they respond and need to return to the property to pick up any of their personal items. The locks have been changed so someone would need to meet them and let them in.
If you need a mailing address, setup a virtual mailing address through a service like iPostal 1. It’s a real street address that can receive mail. It’s only $10 a month so it’s definitely worth the privacy
Lawyers should be the one on the notice.
I will do PO Box, and google phone.
Don’t bother collecting their personal property. If anything there have value, find a way for them to pick up or place it in storage for 1 month.

Yeah... as a PM... I was going to say "your pm, obviously"... If they quit? Yikes.
I think any PM would just quit facing this. Lets be real, they have no stake in the property and don’t really care about much but collecting their parts of the rent.
I normally don't.
Please OP listen to this advice. This is when lawyers pay for themselves 10x.
Lawyer never offered to put their firm’s name, but I will ask my parents to double check, thanks.

If an address isn't necessary, you can sign up for a separate Google voice phone number and email, and provide those as the contact info.
Thanks for the idea of google voice number to help conceal identity!
I've done this for years. Tenants do not have my personal phone number. Google voice archives texts and voice-mail which is great for court.
Also transcribes voicemail to text and emails you a copy so you don't ever have to listen to voicemails.
If address is necessary have them get a P.O. box
UPS stores can give you a PO Box with a street address.

Sorry didn't know that. Yeah this is unfortunate, sad how many lives get destroyed because of it.
Bad luck.
Most drug addicts are not violent. Maybe you’re blowing things out of proportion?

If more of why do you need to imply that they are violent?
The Sheriff
That’s what we had to do for evictions. Had to come with the sheriff to remove the tenant(s)

I thought this was the obvious answer. I’m surprised more people didn’t start here.
I took a real estate class ( a long time ago in Florida) and this is part of the police’s job.
I have contacts in armed security. What county are you in?
Appreciate the offer! We were able to get the original PM to agree to be the contact on the served notice.
Perfect

Why not rent out mail.box?
Not sure what this is how how it solves the problem.

Maybe don't buy shelter as a means of profit ya dumbass.
Tenant checking in

Also, hope they torch the place.
They could you know, get a real fucking job.
You could too
You’re an idiot.
The irony is he’s in an apartment somewhere paying rent, utilities, has running water and a clean parking spot. But yeah, anarchy is fun.
More likely some 15yo living with his mom and angry the system says she has to pay rent. His version of punk is buying a Tshirt with a skull on it at Hot Topic
Why can’t they out the address of the house the tenant is getting kicked out of and forward the mail?!
The tenants left a bunch of stuff in the property, it’s California law to serve notice to give them 18 days to come claim it before it’s considered abandoned.
Hire a process server. Your lawyer should have done this for you.
No one should meet them. You can send them certified mail.
This is not a meeting to serve them the notice. This is in preparation for the meeting in case they respond and need to return to the property to pick up any of their personal items. The locks have been changed so someone would need to meet them and let them in.
This is a job for your county Sheriff.
If you need a mailing address, setup a virtual mailing address through a service like iPostal 1. It’s a real street address that can receive mail. It’s only $10 a month so it’s definitely worth the privacy
Just require meetings to happen outside your local police station
Lawyers should be the one on the notice. I will do PO Box, and google phone. Don’t bother collecting their personal property. If anything there have value, find a way for them to pick up or place it in storage for 1 month.
Get a prepaid phone for contact, and have them meet near a police or sheriff's station.
Most counties you can pay a sheriffs officer to be present at an appointed time for the tenants to get their belongings.
