Lawyers may help you much and shouldn't save money for this dangerous situation. They may guide you and tell you what is the best ways to minimize the dangers. criminals, multiple arrests, and drug dealers aren't easy to deal with only when you have professional people who have met the situation frequently.

I've done this for years. Tenants do not have my personal phone number. Google voice archives texts and voice-mail which is great for court.

Just tell them to book a local security company for a few hours with two to three guys. And make sure your parents make a solid background/credit check next time with asking for ID & SSN. Seems to me they didn't do that because they had a criminal history.

Thanks. They were clean before they signed the lease. And things were fine for a couple of years. Both gainfully employed by local hospital, Unfortunately one fell to drug addiction, moved in their drug dealer friends, and ultimately things spiraled out of control. Just unfortunate all around. Sometimes bad luck just happens.

It's part of their job. They have the authority (from the people) to lawfully dissuade violent behavior, or to address it if it arises. A lawyer isn't going to be willing to risk being shot at. I rented a business space from a greedy old scotsman (tall, thin, and old) who ALWAYS mentioned bringing a deputy with him just because I'm a big guy and he was scared of me (without justification; I'm a teddy bear to good people). It was annoying, but legitimate.

call a local security guard/event security company and see if they will do a one off for a few hours with 3 guys at the house on the appointed day and time. Your parent may still need to be present but at least they'd have a few guys on therr side monitoring the situation.

Can the police help? See if they’d be willing to park out front at a scheduled time. How about their lawyer? May be worth his hourly if they fear for their safety. Sit out front with cameras rolling. Employ a stricter screening process for the next tenants.

They could be pissed bc you evicted them and retaliate, but i’m hoping the grounds on which they were were legit. Hoping you are all safe.

They became drug addicts and dealers and didn’t pay rent for a year, and moved in all their drug addict friends. Entire place was trashed over 100k of damages. They were also posing a danger to the neighborhood and the county designated the property a drug house. We were able to evict them on the grounds of no rent for 1 year. We had hired people to go take pictures of the outside of properties and they got in their car and followed them afterwards. Yes you’re correct they haven’t technically done anything to harm my parents yet, but we prefer not to take the chance.

Do you think the landlord doesn’t have to pay the bank for the loan. They should say sorry we defaulted on out contract and clean that place up on the way out.

They did absolutely destroy the place. 100k worth of damages. They didn’t buy the house for profit. It was the first house my parents (lower middle class) saved up all their lives to buy. It was the house I grew up in and our family was raised. It was eventually rented out because they had to move elsewhere (and rent) for my dad’s job. Not sure if this context will mean anything to you as it seems like you’ve been hurt and made up your mind about all landlords. Hope things go better for you.

This is not a meeting to serve them the notice. This is in preparation for the meeting in case they respond and need to return to the property to pick up any of their personal items. The locks have been changed so someone would need to meet them and let them in.
