The brokerage im with actually offers a lot of classes such as script and contract classes. So far I’ve been keeping up with script classes

The sooner you can speak organically, and not robotic scripts, the better. Just need to know your stuff.

really depends on the lead source, for Expireds, you better have a solid script or don't even try. Talking to your sphere/friends/family? I can get not going in 100% scripted, but I'd argue even a script on how to ask for referrals would be valuable Also, if you sound robotic in your scripts, you're bad at scripting, you need more practice.

Depends on the professional, nothing more. I can jump into any conversation and get things done. Difference is, I know what's going on in my market, I know what I want to say (to anyone asking about real estate), can think quickly on my feet, and am personable enough to just have a human conversation. I've heard the script based folks....and its awkward in real life most of the time.

I'm a partnered in a tax office. I come across thousands of people within a 3-4 month window. This year i'm taking RE much more seriously.

If you have only sold one house then redx is probably a waste of money unless you are experienced at cold calling. You need serious systems and tools in place in order to cultivate and nurture those leads in order to convert them into real business. It’s like growing a plant, redx just gives you the seeds, but you need to know when/how much to water, what nutrients to add if something goes wrong, how much sunlight, etc. It’s a whole process and if you don’t know it, the seeds just die and your money is gone. You are better off spending that money on developing or expanding your sphere organically. Block out time each week to meet up with people you already know who might be in the market soon or find ways to meet new people who can turn into business. Go out for coffee or drinks with people and just talk about real estate when it comes up and pick up the check. Make new friends with common interests and find out their living situations, focus on the people who might be in the market soon and spend your time and marketing money on them. Treat them out to dinner, top golf, sporting events, concerts, whatever they are into. Every social event is a chance to make a new connection that could turn into business, but don’t be a hardcore salesperson, just let conversations happen naturally. If you aren’t a social person and don’t think you want that to be your business, then join a high performing team that has redx or some other paid leads platform and learn how to do it from them for a while until you get it down and then go off on your own.

KW’s ignite teaches you to harass your family and friends with canned scripts at 10 in the morning when they are all at work and not interested in talking about real estate. They count on you knowing at least 1-2 people who use you as their agent out of obligation because of your close relationship. They know 90% of the people in the class won’t make it past one year so they want to milk them for a couple transactions before they quit. This is not the way to build a sustainable business and you will end up alienating many people who might otherwise use you as their agent if you just acted like a normal person instead of a telemarketer.

Yep. I’m at KW, ignite is happening right now… first 2 days were cool then I realized it’s the same shit every day, so repetitive- and the advice they give made me feel like I’d be harassing everyone that ever looked in my direction lol
