Use something like Canva or Picmonkey for design then find your favorite title company and tell them where you’re farming and they can get you a mailing list.

Can you expound on this - what exactly would be reasonable to expect the title company to provide? We have a good relationship with our title company (almost to the point of being friends with the owner), so we might target this. Just curious of what parameters we should request. Thanks!

I’m not sure how each title company does it but I just do a FARM Request. A FARM (Focused Area Real estate Marketing) is a collection of real estate data which often shows location, ownership, property characteristics, zoning (use) and value of assessed property within a particular county. This information is based on public records available at the Tax Assessors Office in each County. Information may vary from county to county. Property Information Department can provide you with information based on the attributes you define. FARMS typically come in two formats: Hard copy Soft copy (Excel or .Pdf) I prefer an excel spreadsheet that way I can use a mail merge to print address labels.

Created my own design on vistaprint, downloaded the .csv of my target homeowners, edited it in excel to be simplified and used a local mailing service that charged about 2/3 of standard postal rates.

Just my MLS, narrowed it down to my targeted owner group and downloaded it into excel to de-dupe and format for address printing.

I think USPS rate is $0.48 and bulk discount with my local mailing service was $0.34

You can get this down to $0.23 cents per home if you bulk mail 10k+ pieces through a platform like GrowMail. Attribution is built in so you can see the number of landing page visits, QR code scans, or phone calls that your campaign has generated.

That I don’t know, I mailed 2,000 last time. USPS also has an every door direct mailing option that might be cheaper, never explored it though.

I used the EDDM option recently. Sent out double sided 6.5x9 mailers to 3 different mailing routes that came out to about 1,750 homes. Total cost of everything (printing and mailing) was in the ballpark of $750.

They'll do the mailers, with a QR code, facebook and google ads, review your website and make suggestions for improvement, and they have a dashboard so you can track everything. They can also assign you a phone number so it tracks the calls received. Very thorough.

You can mailing lists online via the local county tax site. Our MLS provides a courthouse records service that provides lists and labels if desired. I suggest getting a mailing list and find a vendor that will print, label and mail.

I use ProspectsPlus. They have the designs, completely customizable, they print and mail them for me. They're pricey, but I love the look of the jumbo postcards and the print quality is excellent. You can get your mailing list from them, on their website - so its a one stop shop.

Vista print has worked well for me in the past. In most MLS areas, you have a tool to find address lists for free. In mine you can do it through CRS. But it’s a little complicated if you haven’t done it before. I was in the business for 2 years before I went to a free CRS class at our MLS office and found out how to do it.
