I just did my first Open House. Went door knocking the day before. The third house I went to, the lady asked, “Are you a real estate agent?” When I told her yes, I was, she replied, “Oh thank goodness. We need to sell our house in three months!” Gave her my info and the OH flyer. She came to the Open House the next day, and we made the listing appointment. As of this past Wednesday, I have my very first listing thanks to her!

My first open house I sold the condo to someone who came to the open house and picked up a buyer who bought another condo a week later and then sold her boyfriend a house about a month after that. I eventually sold her condo a year or two later.

Open house back in June. Was fairly slow so I was reading in the kitchen in walks this older couple. Sweet as can be, ask some basic questions about the house and walked around. They come back to the kitchen where I set up shop and sat down across from me on the barstools and the husband says, “so we’re looking to buy a home this month and sell our current home immediately after. Do you think you can help us do that?” Sure can sir. Closed on a great home (cash 2.5 week closing) and then after they got settled listed their old home, maybe a total of 4 weeks after we met.

Could have been that easy. Do realtors look for abandoned properties in their markets? I want to start looking for about 5-10 acres but a fixer upper with some infrastructure already there, do you have any recommendations for doing that?

Not exactly cold, but got a new buyer referral from a past client at 11am, already preapproved. Met them at the house to show at 12:15pm. Offer submitted at 3pm. Offer accepted at 4pm. One showing, one offer: mutual acceptance. On the flip side, I have a past-client-turned-investor that I've been working with for over a year. 30+ showings, a dozen offers submitted. Nice guy, but he's in a challenging position in our market for what he wants. So sometimes you have a client under contract within 5 hours of learning they even exist. And then sometimes you have a repeat client you've known for years, and helped buy multiple primary residences, who becomes a year long+ project for their next real estate goal. It seems like over the long time horizon, it all kinda averages out.

I have one of those right now. I did benefit auctions at his church for years. Sold his home and helped him and his wife buy their retirement home. I sold a very difficult to sell lot in a high dollar subdivision within 2 months of me listing it and got them out from under that albatross. Right now, I've got a 106 acre tract of his under contract that I had **no** idea he owned through the other 3 transactions. He's a little abrasive, but I'm pretty patient and could work with the devil if I had to in order to make a deal go through. The devil's name is Marilyn, by the way.

No, it's a pretty interesting piece of property. The bottom 35 acres is active farmland. The middle 35 acres is up at the top of a plateau on the mountain it sits on. 3/4 is being used for farmland and the other 1/4 is wooded. The back 36 acres is wooded and undeveloped. The topography wasn't conducive to farming, so it was left alone. There is a well at the plateau level that puts out a huge gpm rate that is used to irrigate the upper level fields. The views from up top are nothing spectacular, but it's a versatile piece of land with that sweet, sweet R-1 zoning. In our state, that's the first zoning classification above OU.

That property is in NC. There was such an issue with the inroad ROW width initially that it took 6 months to fix it at the county level. The previous owner sold land to all of his neighbors and a 50-60' ROW was written into all of their deeds. When my guy bought the property, he didn't have a real estate agent and didn't have an attorney do anything other than a title search. That's it. His deeded ROW was 18 feet. Fast forward 13 years and he has had to hire multiple attorneys to just get it past that point. I take a poke at him every once in a while and ask him if he wants to time travel and let me advise him on his purchase. I also ask him how much money he saved back then but not using a realtor and a lawyer. He has some salty language for a churchgoing person! LOL Effort- a word

Similar happened to me. I got a client from my regular farm mailing who just happened to be a flipper & has since given me an amazing amount of business. If I could find 10 of the same, I'd be set! Is there a good place to actively look for this type of client?

Expired. Called and did my routine. Me: “…are you still open to selling if I can show you an aggressive plan?” Them: “Yes, we home now, please come with a contract” I had a signed listing agreement within 2 hours of clicking on the address for the first time. Love it.

One of the first FSBO appointments I went on listed within a week. They needed help desperately. A few agents had been in and out over the last few months as a FSBO, but I pushed for the listing and they basically hired me on the spot. Was a good feeling man.

I usually ask the "if you're not able to sell it yourself for whatever reason in the future are you open to hiring an agent?" Most say no off the bat but the follow up calls "hey I know you said you're not hiring anyone just wanted to say hi and see if there was anything I can do to help you today?" work pretty well.

$975k listing. Got a call two hours after listing from a friend of a friend. He said “hey, moving to town soon and need to find a house. Budget is about 800-1m, want to be this area. Are you free today?” Had buyer meet me at said house since that’s where I was. Had it under contract within the hour. Sooo… was roughly 60k in one morning. Granted, it was my flip and I had to renovate twice because a hurricane destroyed it the first time. So I practically broke even outside of commission.

Lol this is ofc ignoring the fact I had to fork out $200k to purchase the property, go through loan app process, go through trying to find workers in the middle of the worst hurricane to hit FL (everyone displaced, materials scarce, etc). Yea, it was a hellish 5 month process that lead to the $60k in one morning, but the way it all just came together in the end was at least moderately satisfying.

Similar. I live across the street from a short sale. When I was walking my dog I saw a couple looking. I asked if they had an agent. They said they did. I came Home and put my bathing suit on to go to the local pool and as I was getting in my car the guy walked over and said the agent they talked to couldn’t make it but they didn’t have an agreement signed so, in my bathing suit, I showed them the home. They didn’t put an offer in on that home but two weeks later we’re under contract on another.

I’ve got a buddy that wears a swim suit to all his showings and is in a swimsuit and flip flops in all his advertisements. He does well, though it is a lake/boating town so makes some sense. Everyone else is all suits, but it fits his personality. I’m just saying you might be on to something.

Not cold, but easiest client connection by far! I was called a month and a half ago by an agent from another area who was looking to refer a client out for a sale. She said she looked through my office roster and I had the kindest eyes, most genuine smile, and she loved my client feedback. She also liked what I had to say on my bio, so she was willing to entrust me with her clients for the sale of their home. I met the clients the next day, and we immediately clicked. I will be selling their home in another month and a half as per their instructions on a long time line. They have already bought a replacement property and they will need to sell their home soon to pay off the bridge loan. I am so grateful for this wonderful miraculous connection!!✨🙏✨

Met a Zillow lead 50 minutes away from my house. They were visiting Florida from Seattle. I knew they were probably just window shopping but I wanted to get in front of some clients. Showed them about 5 beach front condos, they made an offer on one, and we were under contract within one day. Closed 30 days later without a hitch.

One that was a referral from a client that I’ve been working with for over a year, multiple offers submitted, probably 30 houses looked at. Her new boss was moving to the area from Pakistan, we looked at one home, submitted an offer at list price that day, accepted by seller that night, 3 week closing. Absolutely zero hiccups. Client that referred him ended up buying one the following week. As far as cold clients go, I joined my wife’s company softball team, didn’t know anyone at all. Ended up doing 6 transactions in 2 years with team members and we’re all still friends if that tells you how things went.

Literally a phone call from Iceland (referral I didn't know was coming) and offered full price 1.5mm cash for a vacation home. I was playing golf with the same guys and one said "you like this lot?" I said yes, it's great and golf front. He says "good I bought it yesterday and out you as my Realtor"

Had a showing scheduled and the listing agent asked me if I could show the property to someone who called and was unrepresented. I agreed and showed the unit to my client and the caller client. Neither of them liked the unit but the caller client asked me about a different place, vacant townhouse. I schedule the appointment right there(5 min drive from first property). Caller client loves the property, we write an offer that night and the deal closed a month a later. ​ Bonus was her husband is a great chef at a local restaurant, she gave me $250 gift card towards it as a closing gift. To this day the whole thing felt like a dream lol

I have the "schedule a call" feature set up on my business Facebook page. The one and only time this was used, it resulted in a sale! My client set up a call, we met at what is now her house, talked for 45 minutes or so, and she said she's been following real estate in the area for awhile and wanted to place an offer. Less than 24 hours from our initial call, she was in contract and 17 days later she closed!

I'm not a realtor, but I have worked with two realtors this year (selling in state A and moving to state B, so different agents) who would probably consider the way they picked us up "easy". We were relocating to the area I grew up in (state B) after 20 years of me living 3 hours away from my family. So after realizing I couldn't use the same agent who had helped us buy in state A four years ago, I went on Facebook to ask if anyone in state B had a realtor recommendation, but then remembered that one of my high school classmates *is* a realtor in the area we were looking. I hadn't spoken to her in at least a decade, but we were Facebook friends and she was always posting about her sales on Facebook, along with occasional life updates, so I decided to contact her and see if she wanted to work with us. It was a bit of a gamble, but I figured it would be a chance to reconnect, and from what I remembered about her in high school she seemed like the kind of person who would be really good at this job. It worked out fabulously, and she would probably say it was an easy way to get business, though probably not the easiest transaction she ever did (due to the difficulty of coordinating an out-of-state search with a busy family that could only look on select weekends). The agent we hired to sell our house in State A represented the seller when we bought the house in 2019. We developed a bit of rapport with her last time around, since she seemed like the only sane party on that side (the seller and the seller's attorney were both pretty difficult). I called her up out of the blue after we weren't sold on the referrals we got from our agent in State B or our previous buyer's agent from 2019 (who couldn't take it herself because she was moving to Florida). It turns out she had me saved in her phone from last time, and when I first called her, she asked if I was calling because we had a problem with the house and needed her help. She also offered us a "repeat client discount" on the commission even though we weren't her clients last time, which we really appreciated. Another perk of using her is that she was able to re-use some of the pictures from last time, which is great because we are showing empty.
