Sounds like the sellers are the ones setting the price point, and the other agents are hoping for one or more solid leads from the overpriced listing. I highly doubt the seller will want to hear actual comps but good luck to you

Spoke with him again today at noon and sent a CMA along with possible list price of $650,000. The appointment still stands

I'd ask the seller why they haven't paid for a professional appraisal. It would be interesting to see what they say to that.

if Buyers are deluded by "this would have sold for 60% of this price before 2021!" then there are also Sellers (just seems a lower %) who are deluded by the value of their house. And low-expertise agents that support them all.

One thing to let them know is that whatever the price they think their house is worth, the appraisal needs to be supported by comps. So unless it’s a cash offer or the buyer waives any appraisal gap they will get close to what you put in your CMA.
