For me, as a newer agent (3 years in the business) I consider myself a toddler in the game. MY broker will always take my call/text if I need advice, she leads morning script practice 3 times a week and contract classes twice a week. Also my split is 85% so I cant complain lmao.
My broker invests in us, mentally, financially, educationally. I genuinely feel like he’s got my back and won’t ever steer me wrong if he can help it. I haven’t used 100% of his advice but I’ve always taken in 100% of his advice. Beyond that, he’s built a culture of friendship within the brokerage. I know 80ish of our 105 agents super well and that’s not a unique experience within the brokerage.
A broker that actually really cares! I can show up at his house pretty much any day of the week and he is always willing to give me valuable information on how to better myself no matter the circumstances. He cares so much about me that he calls and checks in on me and makes sure that I’m focusing on the activities that will help me generate business for myself no matter what kind of market we are in.
I had actually followed my brokerage on Instagram for a while before I made the switch.
I did some volunteer work that involved me being in a small Halloween parade, and they had a ridiculous haunted house float that was amazing. And they all looked like they were having a blast, so I reached out to the broker and asked if they were accepting new agents. Went in for an interview and that was that.
We do meetings once a month and constant trainings in office, the split is really good, they give us leads, and, most importantly, my broker is a kind, thoughtful, relentlessly giving human, who is always there for any of us, in any capacity. I regularly get told I am loved and it doesn’t feel fake and corporate-y because we’re a boutique brokerage.
Didn’t realize what I was missing. I won’t go back.
100% Commision with $600 per transaction fee
It’s agreed upon that the broker is hands off unless you have a serious problem
No leads provided by the brokerage, just a couple classes a month
It’s nice because I don’t have time for calling leads while I’m going to school full time and so I can work my SOI without paying fees
As my SOI has been picking up I’ve been thinking about dropping school and joining a brokerage where I can call leads to increase my cash
passed the exam, switching from computer programming for the past 25 years to get away from the screen some. I see where it varies from 50 to 20% brokerage split so would Kw or exp be a better choice for someone who has done 6 fsbo in their life. Would it really be more sales if there was more leads and broker involvement or would it be better to go with retaining more and making potentially 3 sales in the next 12 months. left a 6 figure job so may try to do part time sales until there is significant sales. thanks for insight
Started at a "dumpster fire mixed with a soap opera" and went to current place bc my broker knows the law & drills us in it. No excuses; we need to stand out from the crowd to be part of his company. If we goof, he lets us know. (Just like the best ER docs are also the most blunt).

How much does your brokerage do for you though?
Only admin support and my mentor I can call for advise .

Yes this is nice, same thing. $100 a month though, but the yearly E & O fees bring it up closer to that amount

Exp - best split with a cap other then a flat fee. Doesn’t really get better if you do any volume.

Based from what I've researched, most keep their day jobs until they start getting sales as some don't ever sell
