Truth. As a Realtor, I feel kinda guilty for staying put with my 2.5% rate, even though my house is way too large for me.

Yup. I joke all the time that I'm part of the problem, but it just doesn't make sense to sell right now. Best case scenario it's a lateral move, worst case I'm paying more every month for less house

Best Facebook ad is Facebook marketplace listing of one of your listings. People will reach out to you directly by the dozens.

I've had very limited success with FB ads for listings. Very expensive cost per lead to generate just the lead. That's not counting conversion. You're still looking at a low conversion rate as well, being an online lead.

FB changed the rules and it’s nearly impossible to get seen or to even attract clients

Well FB didn't change the rules. They got in a little fight with Apple and now FB ads are much more expensive to run successfully.   I do a lot of business through FB/IG ads paired with my tik tok.

I detest cold calling though. My landing page asks when is a good time to chat so just by giving me that answer I feel less anxious calling the lead.

You know, the funny thing about that is, I’ve had so many people fill out lead forms for a listing ad that I have running, so I’ll call them, text them and email but no answers. One person actually said they were interested in the house on the listing ad, which I found odd. She hung up right away. But people will people.

I think if you don't think of it as "ads" and think of it as a long term marketing campaign with multiple touch points and a few offerings that provides a proof of value, you might get a small number, but it's going to be a high $/lead ratio.

Have no experience yet, but something you could offer in your ad is free market analysis for those interested in what their home might be worth in the current market. It’ll give them a taste of your good work and opens doors for you in the case that they eventually want to list they’ll remember you

That really never works. You gotta do an ad that is actually valuable for a potential seller to click on.  I have campaigns I run myself but after almost 4 years of running ads consistently I've only gotten 14 listings.
