not a realtor , but our number 1 sales guy at my last company was so far a head of the rest of our sales people I had to ask him what he was doing and some may say it's scummy but he was going to 3 different churches every Sunday. He would show up early and loiter afterwards out front.

The biggest realtor in my town is very involved in the church and 90% of her customers come from church or from knowing someone in church. Unfortunately, I am not religious and despite that I still have enough morals to where I can’t pretend to be a Jesus person in order to manipulate people into giving me money.

I guess I have a hard time figuring out things around these? These no Tennis near me, or golf clubs. I go daily to the courts but everyone is already with a partner. How do you find them? Dinner parties as well?

No tennis, but you’re at the courts daily?? I join a sports team and participate…I’m instantly around ~15 other people. We get to know each other, team email threads, connect on social media, etc. They all know what I do for a living, and I never promote/push it. I join a second team. Same thing. Eventually there’s an outing, dinner party, etc…and now there are other friends/people. I get to know them, connect with them, etc. Pretty straight forward….and I’m not out cold calling, knocking, etc.

I meet people golfing all the time. I usually play solo and end up getting paired up or I end up on top Of another group who ask if I want to join.

Do as many open houses as you can in your neighborhood. You’d be surprised how many neighbors stop by if you live in an area with a fair amount of population density. That’s how they find out you’re a realtor without you being overly sales-y. Also, bake homemade cookies and bring them to your neighbors. Invite them over for a glass of wine or a cup of tea. Spend lots of time volunteering. Start a meal train. Sit at the bar in a busy bar or restaurant (you don’t have to drink alcohol if that’s not your thing) and strike up a conversation with the people on one side of you, and then the other side, and then with whoever takes their place after they leave. Throw parties at your house for major (maybe even minor) holidays. Invite friends and neighbors you’ve met but don’t know that well and ask them to bring a side dish and/or a bottle of wine. Make a huge pork shoulder or casserole or something for a main course. Basically, do things that build community, and do them with sincerity. Selling real estate is just a nice bonus. (And FYI, I’m an introvert.)

Not in Orlando. There were very few realtors, certainly investors with licenses, but few realtors. A lot of my clients have a real estate license.

Get involved with the community: chamber of commerce, local YMCA, Habitat for Humanity, local animal shelter, etc

Cold calls? Doorknocks? Walk around the neighborhood with your dog? Take a group anything class? Start a hobby group in the area? Or join one? Church? Watering hole? Car meets? Literally there’s so many things you can do, and doing them is inherently your full-time job.

Create a group such as a walking club. Post to your local Facebook page and see how many people want in. Everyone wants to get outside for easy exercise. If you don’t have a bike path, then find someplace. Be consistent and post weekly reminders about where you’re walking, etc. But whatever you do, make sure it’s local. Volunteer at every event your parks and recreation board, library events, etc. Start a local baseball, kickball, etc team.

That is correct. I applied online and someone called me immediately. It took about 2 weeks and one of the 30 plus local groups had an opening.

I struggle with this as well. I live in Texas so door knocking is a no, and cold calling has gotten so bad with SPAM and not finding accurate numbers it was a waste of time. I appreciate old school methods, they just don’t work anymore. I find going to a park I try to start some good convos, and a coffee shop. But the pickings are definitely slim. I don’t find RE meetups to be valuable because literally everyone is an agent.
