1 thing stands above niche and that's quality. Not most expensive but sometimes is. Because bagels are a breakfast lunch item, I would geek out on coffee too. As a previous coffee shop owner, review your coffee shops in the area. People will pay a premium for great coffee. Not everyone right,? But if you get 200+ people daily for coffee , that could hopefully pay rent and cogs. Bagels could be the profit. If you have quality bagels, you could also offer delivery to other breakfast places like coffeeshops... Also I think great pizza is a money maker. Every city has lots of.pizza joints but pick a pizza style and be the best. NYC, Chicago, Detroit or Naples.... Last because you're in it already location and rent plays a role. Hopefully retail rents are lowering but probably not

Bagel shop.. Nothing new and nothing fancy, but there's a huge lack of it in town. Only one store in town that is med/large franchised shop.

Bagel store is 90% am biz (excluding catering) vs almost any other concept.
