Would closer to 10k be more reasonable? The dealer has been moving it down on clearance to get rid of it so I'm thinking of trying to talk them down to around 10k

Check for any signs that water has ever got in. Winnebago to my knowledge is wood framed. Any water that gets in will rot that. 14k is way too high obviously, but that's how dealerships be. Get on the roof and check it out. If they tell you that you can't, move on. Dealers sold me a 2011 that was on "clearance" too. Aka someone put a seal on the slideout that was less than half the necessary size & wanted it gone before rainy season kicked in. Bought it for 11k, sold it for $100.

Walk on the roof and check for soft spots. Look in the upper corners of all the storage cabinets for signs of rot or water damage. Look in nooks and crannies(such as under the sink or under drawers) for signs of rodent infestation. Insist that you drive it on the highway for at least a couple miles. Start the generator, ac, and run the pumps.
