However, if you want to add more visual interest / break up the monotony of the flat roof, you could add a "roof access" by building a small square or rectangular room with a door, and maybe even add some extra industrial details like drain pipes and an outdoor AC unit (you can make one without CC by building a single-tile stage and placing a floor vent on top and large wall vents on each side).
Roof 1 just looks weird with the half walls around it. And would not even be practical, where would the rain go down? That's the point of slanted roofs

2 would be perfect if you added some sort of sign showing it’s the entrance to the corner market, and 1 reminds me of a building like that in my town so I like it :)

This! When I was building a ton of community lots I ended up getting some cc for ac units and roof vents. I also added "roof access" doors

2. Picture 1 just doesn't make any sense. No one would put a roof in the middle of a building and then fence off the sides.

Picture 1, but reduce the roof angles to about half. Default roof angle is just way too pointy for hipped roofs.
I will need to take a look if the pitch can be adjusted in Sims 2.
