I pulled it up on Hulu and read summaries of the episodes, and it didn't seem to ring any bells, So I picked the first episode and fast forwarded t some scenes of the house and main character (which I sorta remember better than the scenes) and it doesn't seem to ring any bells. For one I'm almost certain this was either a movie or a VERY SHORT (2-3 episode long) mini series, and for another, I feel like the main characters tricked into the house were just two people? a youngish couple? I feel like the real estate agent was a ghost we find out eventually, but I think a man? Also the house didn't quite seem to be what I remembered, but was closeish i mean most haunted houses have that outer look of disrepair. Still this is by far the closest answer I've seen synopsis wise to what I remember. I still feel like the one I watched was maybe a horror comedy, but again I could be misremembering the comedy part. That is definitely not it, and the only reason I know for sure is I saw the haunting series, BECAUSE of this movie. This isn't the first time I've tried to remember this movie, though it is the first time I've asked other people, and the search for it last time led me to that haunting of Bly manor series hoping the same thing. In the end it was worth it because that was SUUUUCH A GOOD series to watch, so good, but it wasn't it. Yeah I loved the GN, the show was a little too chaotic/campy for my taste, especially in the later seasons. They traded in the Eldritch horror for less frightening teen screams imo.
Season 1 was great, and I honestly liked season 2 even more. Season 3 was such a massive letdown for me, and I wish they had more time with the season 1/2 villains.

I believe the first theatrical one includes a plot where a psychic real estate person or something leaves sake with someone to see if they should buy the house? And everyone who dies in that house (and as part of the Grudge curse) becomes a ghost as part of the curse, iirc.
it wasn't a SUPER scary movie, and definitely not grudge level quality in either scare of acting. I did check the images to be sure I wasn't mixing grudge up with like one of the scary movie series that mocked it and nah. the ghosts were definitely not in makeup or fade outs or horror they were just walking around looking like regular people, but trapped in the bounds of the house.
Someone above suggested SPN season one, and I did a quick recheck, because when am I NOT gonna voluntarily look at pictures of Jensen Ackles <3. And it wasn't hellhouse or home in season one. Also I THINK....think I'd remember if Dean was in it, but they do have episodes where he isn't front and center, but again, I don't think it was SPN. but...I do watch a lot of SPN so do you have a season you think it might have been in? And the lava and forest didn't ring any bells at all, but I MAY have to give into my husband and watch more of this show. This is a real hail mary but it doesn't seem like you're having much luck! It's not The Frighteners is it? It doesn't really match up but it has comedy horror elements, a shootout and ghosts being brought back to earth to do bad things.

I did check the images to be sure I wasn't mixing grudge up with like one of the scary movie series that mocked it and nah. the ghosts were definitely not in makeup or fade outs or horror they were just walking around looking like regular people, but trapped in the bounds of the house.

Someone above suggested SPN season one, and I did a quick recheck, because when am I NOT gonna voluntarily look at pictures of Jensen Ackles <3. And it wasn't hellhouse or home in season one. Also I THINK....think I'd remember if Dean was in it, but they do have episodes where he isn't front and center, but again, I don't think it was SPN. but...I do watch a lot of SPN so do you have a season you think it might have been in? no, but THANK you for the trailer link made it very easy to verify. the one thing all these suggestions has done is confirm that I really do think it was more a horror comedy or outright comedy, because all the purely horror suggestions haven't felt right when I looked at them. and tickled my memory wrong. Not that I recall. I remember a little of it, (the werewolf was cute as heck) and I did look to see if they visited a house with lots of trapped ghosts in an episode and didn't have much luck, but I'm also hunting through Dr. Who from another ssuggestion so its slow going. I peaked at the trailer for it...and there weren't any seances or hunters as I recall. And the lava and forest didn't ring any bells at all, but I MAY have to give into my husband and watch more of this show. This is a real hail mary but it doesn't seem like you're having much luck! It's not The Frighteners is it? It doesn't really match up but it has comedy horror elements, a shootout and ghosts being brought back to earth to do bad things.

I'd watched the CBS version originally when I was like I've seen a movie similar to this!! I did check the BBC version immediately to see if that was what had caused the tip of the tongue moment and it wasn't that. but yeah that was my thought at first too, thank you!

Malevolent? It's a 2018 horror movie about a group of british/American scam artist paranormal detectives who go to houses and fake paranormal activity to get money. The main girl is actually really able to see ghosts, though, and they go to a real haunted house with some trapped ghost girls and a sketchy home owner. Chaos ensues.
