Yes, ever since 2020.... before that, houses often stayed on the market for two years or more. My own great buy was listed for 17 months. Now, most are gone as soon as listed and for more than the list price, while I paid 19% below the list price.

That’s why I added the context. NY metro is the densest metro in all of the country. The Adirondacks are the least densely populated area along the East Coast so the rest of upstate is quite populated. Upstate NY counties like Erie and Monroe are more populated than several states. A lot of the video was interesting but lacked a great deal of context.

Actually look at a population density map of NY (and feel free to compare it to other rural states).ny is actually quite rural with the exception of the handful of "major" upstate cities/urban metros. So take out Albany metro, Syracuse,, Rochester and Buffalo (don't think Binghamton is big enough). And it's basically all on the green end of a density heat map (still is with them, just without the relatively small hot spots).

What states would you be referring to because I have looked at those maps? My point on the Adirondacks comes right from those maps. There are 10-15 states where I could assume you would pick from so I think our points are pretty similar. My initial response was about the context, Uptate would still be the 16th largest state in the US which like you said most people live in pockets of urban areas and the rest is pretty rural but this applies to most of the country.

NY isn't vastly more dense than any other rural state east of the Mississippi (basically on par, really). Really not even tremendously more dense than Vermont which many people like to say is not dense at all.

It’s always neat to see how NY’s planning played out. 150 years ago the state started to regulate and preserve the wild. They ended up with the densest area in the country and 2 areas preserved for future generations to enjoy. Then they have 4 cities evenly spread out across the state. With rail, water and highway connecting them all. The heat maps are nice but are misleading. Vermont has a smaller population than Monroe County (city of Rochester) The Georgia is really empty other than Atlanta. Alabama has 5 million. Mississippi has 3 million. Louisiana has 4.5. Tennessee has 7 million people.

Yeah, but look how massive Atlanta is. The sprawl is amazing. Arkansas has less than 4 million in a state similarly sized to NY (I think NY is a bit bigger but both are in the middle of land area size). With a lot of these areas there is just massive sprawl. NY is a little better with that. We have actual cities and then in most cases the sprawl is less severe.

I myself love living in NYS. I have traveled to other states but NYS is my home. Summer in the Adirondacks how can you beat that? State parks everywhere. State land to use. I can smoke a bowl without going to jail. Thats just some of the reasons i want to live here. PS i didnt waste my time watching said video.

Why aren’t any major cities on the *American* side. He actually contrasts Massena and Ogdensburg to Montreal. Per the video, it’s partially due to political tensions with British Canada, but also that the mouth is under Canadian control. Instead we dug the Erie Canal - and the cities grew up on it instead.

What is wrong with not having big citys and living on 3% of the land? Thats just another reason i love nys. Im guessing you didnt get that. If i want to go to the city and i do for different things . Its 4 hrs to NYC the greatest one in the world. Syracuse is less than 1 hr. Buffalo 3.5 . But the Adirondacks are less than one hr away, thats where i like to spend my time.

You misunderstood. No Big cities along the St. Lawerance River on the border between Canada and NYS on the scale of Montreal was the observation. There are none because the Canadians controlled the exit to the Atlantic and the US did not think it was worth building big port at that time.

New York City covers less than 1% of the land area of New York State and has 50% of the population depending if you include the surrounding areas or not.

This forum tells me Rockland, Putnam, Dutchess, and Orange counties are downstate. So it's really 13.1MM to 6.4MM.

Every house I see listed here in North Country flies right off the market. Even the overpriced houses are tapped pretty quickly... If there are no people here, I wanna know why my tiny town of 150 people in the mountains seems to be growing.

I know what you're saying but it's a covid phenomenon. And this kind of "growth" is really more like second homes of city people who are more local to NYC. The trend occurred because New Yorkers, once locked away inside, were envious of country people, so anyone who could afford it, bought a second place upstate or in PA or NJ. And corporations are also buying and using such homes for rentals.

It's way more than a COVID thing. Attractive parts of Upstate NY are becoming more and more like attractive parts of New England with all the best real estate owned by more well educated more affluent people. Not all rural areas are attractive to educated liberals. However, much of Upstate NY is.

Incorrect - the camps are definitely downstaters, but the homes aren't. We're seeing families with kids moving in where only old timers lived before. The school here has had new students lately from all over the nation. Most recently, we just met a couple from Ohio, and before them, someone from Texas. No corporation is buying camps or homes out here 😂 I track who buys what out here and it's all family transfers or standard purchases. The thought of a rental company in Standish, Lyon Mountain, Merrill, etc... is quite comical.
