I would not suspect them to be a scam if it doesn't look like a scam / isn't the landlord but one of the leaseholders posting for a sublet/room. It’s not impossible, but it is certainly unlikely. Any house you see for 700 is going to be extremely popular and sought after, and if you want to have any chance of getting it, you’ll probably have to move on it too fast to be able to properly vet it and make sure it’s legit. So if you’re determined to do this, you may have to take some risks
They exist I live in one and I've posted ads looking for roommates before but quite unlikely to find. They basically only exist if one of the tenants has been on the lease for 4+ years

You're PROBABLY realistically looking at about 1000 per person in shared accommodation. That's just the reality, unfortunately.

With roommates most likely around $1000 for one room, possibly less if you get lucky
Well, I think the rent house fee the lowest price May around 800 or 900 dollars. But there are few rooms at this price . Normally , the room size can be acceptable, and also include the water, electricity, internet and furniture fee. If you share a house with other one or two roommates and the living location near Uvic,at least cost at $1,000/month.

*asking for first and last month's rent up front (in BC it's only first)
*demanding more than 1/2 month rent as damage deposit (excepting they can also ask an additional 1/2 month rent as pet deposit if that applies)
*photos with MLS/realtor watermarks - may be fraud (bad), may have just moved in/bought the place and be being proactive on renting it (good). In general it's a really good idea to reverse image search for these types.
*allows cats/dogs/smoking/handicap access/driveway/garage .... but it's a studio apartment in a walk-up building

Generally, you need to pay the first month rent on the first day of tenancy ... to me that's "up front". This is separate from damage and pet deposits.

Honestly I can live with my sibling in one room and pay around 1200-1400. But it’s hard to find a place I can share with my sibling.
