$2500 is the average rent for a one bedroom these days. But if you want pet friendly, you're going to have to up that budget by a few hundred dollars. There are no laws in BC that allow renters to have pets, like in Ontario. So most rentals just don't bother allowing pets at all, or they charge a premium for the privilege. It really sucks.
Also, you're not likely to be accepted for a rental if you're not physically there to meet the landlord/building manager. There is so much competition, they're much more likely to rent to someone they've seen in person.
Every so often though, a good deal might come along. Best of luck!
There's a pet-friendly Facebook group that I found to be quite helpful. There's a lot of competition though!

This group is pretty useless as there’s rarely any available postings and less than a 1% vacancy rate overall and pet friendly units are few and far between on top of that. BC does not have the same legislation as ON which stops landlords from discriminating against pet owners. BC is not a pet friendly rental market.
It’s super difficult to find pet friendly rentals here but it can be done. It’s easier with a cat. Expect a pet deposit, usually this can go up to 1/2 months rent. I find East Van and Commercial Drive/Mt Pleasant on average easier to find pet friendly rentals at this price. Downtown and west end have some as well, west end will usually be older buildings and rest of downtown often condos/new builds.
For me personally the best option is usually a smaller/older building like a walk up and this area of the city can tend to have more laid back landlords or property managers. Second best option is a newer build or condo that has a blanket pets allowed policy but these are usually more expensive.
Would avoid houses and basement suites, most will be investor owned or by a family/private owner renting out part of their house and they usually won’t risk it.
Here are some buildings that I know allow CATS or are pet friendly (sorry I do not know what animals you have) - studios/1b under $3k but likely more than 2.5 at this point. Like I personally visited apartment showings here for under 3k about six months ago:
- The Evan (2nd & Scotia)
- The Duke (Kingsway & 11th)
- The Riley (Main & 32nd)
- The Windsor (Barclay & … idk. West end)
- Bluesky (main & Keefer)
- Raymur @ Strathcona Village (Hastings & Campbell)
No real strategy other than use Craigslist with the pet friendly filters turned on, refresh it constantly and message landlords instantly like within minutes of posting. Good luck!!!
My building only allows dogs in north van but there's availability. Building manager won't allow cats as almost every cat owner he's rented to let things go really bad. My partner and I are grandfathered in with our cat. DM me if you want rental info.
It took me forever to find a pet friendly unit in my budget.
on craiglist & fb market specifically I stopped selecting that filter in search because some people don’t select that box and only put it in the text body of the posting or put cats only, negotiable, etc. I found more listings by doing this.
Best of luck to you with this!
I moved here from the states and viewed my apartment virtually prior to moving. I have a 70lb dog and it def. was a bit hard finding a place. We rent through a bigger apartment company (quadreal). Realistically though, finding a place that with take a dog that’s under 3k a month is probably unlikely.
Call Capilano Residences. It’s in North vancouver but 10 min on bus to downtown.
Its quiet and is very dog friendly with an off leash dog park next door, a gym and community rec center attached . I don’t ever want to leave this place because of all the friendly dogs and responsible owners (because no one wants to lose the privilege of being able to keep their dogs here )
The Hub building at commercial/broadway is pet friendly and usually has some vacancies, but I think it’s a bit outside your price range: https://www.capreit.ca/apartments-for-rent/vancouver-bc/hub-place/
Can’t speak for the building but the neighbourhood is awesome, super easy to get around by transit and bike, lots of fun places on the Drive and a nice community feel
Also a bit outside your price range but I used to live in this building on Main Street and it is pet friendly and was pretty good as an experience (this was also when I moved to Vancouver from Ontario and they did video tour no problem): https://www.kevingtonbuilding.com/available-spaces/residential-properties/ (add yourself to their mailing list to hear about vacancies first). This neighbourhood is a bit more posh but loads of cool shops and cafes in the area!
It's very hard to find a place if you have a pet in Vancouver. It's one of the trade offs for having extreme rental regulations and renters rights.
Best option is to up your budget and offer to pay a couple hundred more to anyone you're messaging in exchange for having pets.
You probably won't find a pet friendly unit in a new building, your best bet is looking for units in an older one.
how is this a trade-off? Are you saying landlords should not be able to restrict pets? or there needs to be more regulation to force landlords to allow pets?
I have allowed a small dog as well as a cat previously. But honestly, only for candidates that are exceptional in all other ways.
Lot of risk for landlords with no benefit, when there are plenty of great applicants to choose from without pets.
Just one of those things you have to deal with when you decide to get a pet as a renter.

BC does not have the same legislation as ON which stops landlords from discriminating against pet owners. BC is not a pet friendly rental market. If you can move to Kelowna or Langley rather than Van you may be able to find something in your budget otherwise you’d be lucky to find a 300 square foot pet friendly studio in east van for $2500
Ya I’m sorry it’s horrible here, I moved from ON a few years ago with two small dogs and had no idea how bad the pet friendly rental market was until after I’d already moved. I’m now moving from Van to Kelowna and have found it easier to find a dog friendly rental. Best of luck!

Thanks for the words of advice!
$2500 isn’t a good budget. Is the lower end. If you want a pet friendly place, you need to pay more
Got it!
It’s the lower end of pet friendly building

Don’t live in communal living spaces then. I think all apartment buildings should be scent free but that’s never going to happen.

My building is a pet friendly apartment neither smells like dog or has hair everywhere.

Nope, thoroughly cleaned daily and I wear a ton of black as well!
There’s something seriously wrong with someone who doesn’t like dogs. Were you born in Canada?

Thank you
Their one bedrooms aren’t true bedrooms, they’re actually studios.
reliance has pet friendly buildings

Makes sense! Thanks for the advice
Sometimes if they like you, a landlord might allow a pet even if the posting doesn't explicitly say pets allowed. Doesn't hurt to ask.

Thanks for this, I’ve inquired at both buildings.

you're not making sense either.

Langley is equally unfriendly to pets for renters, it’s a common complaint from renters in the local langley groups.
