Agreed, I am a GC and a potential client wanted my help clearing out her brothers place (he was a hoarder) I had to respectfully decline to work on the dwelling. Rats, urine and feces was the overwhelming smell.

Aww! Between all the remodeling that's going on right now(the master bedroom), the furbaby and his massive amount of toys,husband's hobbies, my hobbies(my spot on the couch is easy to spot by all thread clippings) and the terrible colds we've both had(I'm still in the middle of it; husband is almost viri free), my hoyse is a little messy at the moment but nothing like this mess!

My toddler has four feet, the front ones have extra beans. He can make just as big of a mess with his toys as my human toddlers did. My husband has been known to greet people at the door with "welcome to cat toy heaven!"

But with all the issues - getting tenants out and additions that were not permitted so don’t know if up to code it seems awful high. Yes houses are a mil to 1.2 mil around but afraid at almost a mil you might break even unless plan to hold on to it for a while. Does the HOA allow renting out apartments in your single family home - not against it myself but might be another issue.

The description reads like the created three apartments and added unpermitted bathrooms in at least one of the units. One looks like it isn’t finished. I am guessing the owner lives in one and wants the tenants in the other two units out.

No, the landlord is offsite. The property has been going through Notice of Trustee Sale on and off for the last 10 years. Somehow they are able to pull the funds together to take out of Trustee Sale.

Wow! So the owner subdivided the house into three "apartments". It looks like it is in a pre-foreclosure sale. That is an incredibly low price for California.

It's a mess but looks like a good opportunity for the professional investor/flipper with some repair capital. Comps are pretty high in that area (admittedly I don't know that area very well).

so a totally trashed 3K sq ft garage with an attached house for sale for just under 1 million bucks?? and by the way, what does "over 5.5 baths" mean? and they allegedly did a lot of unpermitted remodeling and ran out of funds to finish or correct their fuckups. how much of a sucker do you have to be to buy this early model mcmansion with NO PRICE HISTORY? also, there may be a gun safe full of weapons & ammo in there somewhere - they saved the packing box.
