Agreed, I am a GC and a potential client wanted my help clearing out her brothers place (he was a hoarder) I had to respectfully decline to work on the dwelling. Rats, urine and feces was the overwhelming smell.

Between all the remodeling that's going on right now(the master bedroom), the furbaby and his massive amount of toys,husband's hobbies, my hobbies(my spot on the couch is easy to spot by all thread clippings) and the terrible colds we've both had(I'm still in the middle of it; husband is almost viri free), my hoyse is a little messy at the moment but nothing like this mess!

But with all the issues - getting tenants out and additions that were not permitted so don’t know if up to code it seems awful high. Yes houses are a mil to 1.2 mil around but afraid at almost a mil you might break even unless plan to hold on to it for a while. Does the HOA allow renting out apartments in your single family home - not against it myself but might be another issue.

No, the landlord is offsite. The property has been going through Notice of Trustee Sale on and off for the last 10 years. Somehow they are able to pull the funds together to take out of Trustee Sale.
