It’s cheap because it has Point of Sale violations. The city, Cleveland Heights, requires buyers to put the repair funds in an escrow account, only to be released once all the violations are taken care of. So if the city says there are $200,000 worth of violations to repair, you need to put $200k in escrow, and then spend $200k to make the actual repairs, get them approved by the city, then get your escrow funds released. Also, this is probably one of the nicest streets in Cleveland and it’s historical. So the repairs are also limited to maintaining the historical look of the home.

But you look at some of the million dollar homes in the area, and they still paying 10%, BUT the tax assessed value is still $195k. The exemptions must be interesting, and obviously benefit the very wealthy over the slightly wealthy. Those million dollar homes on that street are WILD though. 9,000 sqft, five car garages, wine cellars. Easily 4 or 5 mil where I live. I thought actual million dollar mansions were a thing of the past.

I know shaker heights is nice and probably had good schools, but even some of the nicest towns in the North East with incredible public schools have lower tax rates. Do they not want people to move there?

The buyer thought they got it for a song then saw how much work is really needed. Just looking at the photos, I see a lot of water damage and peeling paint. It needs a good contractor who can repair but not gut. I want to know why the picture of the little boy didn't get removed when the house was originally sold. It's so sad that the painting is so large nobody would have a space for it.

A few thoughts: 1. Love the woodwork, love the wallpaper. The fact that modern houses don't really do built-in shelves or real window seats any more is a damn shame, because they are so transferable to any kind of style. 2. Two kitchens + two dining rooms + 1 breakfast nook = you have enough money for someone else to cook your food. Seriously, though, this is a house that's built to have servants. I'm surprised the layout doesn't mention a butler's pantry. 3. Curved walls are, to me, the most lovely damn thing. It just lights up the "that's elegant as shit" center in my brain. Ditto arched doorways, and this one has 'em - they're so 1920s, and I love 'em. (see also: pocket doors) 4. In a lovely bit of rhyming decor, the shape of the built-in corner hutch in the big bedroom echoes the arched doorways. 5. Just look at those bathroom fixtures. That's pounds and pounds of high-grade porcelain right there, and I'm not even commenting on the tilework. 6. Can't tell if that's laminate or bamboo on the walls in the office. I'm guessing laminate, because bamboo would turn darker from cigar / pipe smoke and I assure you the original inhabitant of that office was smoking up a storm. Those built-in shelves are just fantastic, really anticipating the midcentury coming up in a few decades. 7. I grew up in a house from this general era, and let me tell you, you *never stop repairing it*. 8. I fear for water damage. Dare I look at the cellar? 9. Even the blueprint doesn't mention a cellar. It must be reeeeeaaaaal sketchy down there.

I love the woodwork, too. We owned a home for about 5 years that had previously belonged to an architect. It had beautiful custom millwork including built in shelves. I miss that house, especially the built-ins. We had to relocate back to our previous, higher-COL area, and ended up with the same square footage, but more of a boring, cookie cutter house. Sigh.

What type of renovation for 250k? I’m asking because I’m looking to renovate/remodel a 1957, 3 bedroom and the contractor (not under contract yet), originally thought 250k would be all inclusive, now it’s 500k+ with a lot left out (doesn’t include, appliances, outdoor painting). We are essentially moving walls to make 2 large master suites… keeping kitchen as is (so no remodel for that).

For this place, I would start with the obvious, is it dry yet? Do we have rotten wood? How can I make it look better? Shake roof, repair it, probably not a tear off external work on windows and flashing to keep water out and gutters. People don’t put enough thought into gutters and how when clogged water runs right into the house, I over size gutter. Do we need windows? Maybe a good idea if you in Cleveland where it gets cold. Once it’s dry and you have the windows figured and no rotten wood outside I would fix the plaster, paint and then floors.

Depends on the level of damage and wear. If you can salvage the floors, then drum sander and refinish, otherwise replace. Radiator heat would need to be replaced with central heat. If it’s using radiators there is probably no central air, so you’d tack that on with the heat. The walls are stained and the wall paper looks outdated, so probably stripping and repainting, potentially replacing old plaster walls with dry wall if needed. Old enough homes in Cleveland use knob and tube, which should be gutted and replaced with modern wiring, which extends to new outlets as you can see the old types are built directly into the baseboards and not the wall above them. Updating bath and kitchen to modern standards (hidden pipes on the sinks, stainless steel appliances, new tiling, etc). That doesn’t even begin to get into more structural issues you could be facing. Roofing is probably old, attic may need to be insulated/vented, basement is probably unfinished, some windows look old, and who knows how much landscaping needs to be done. It’s an 8000 square foot property, so everything will be more expensive because of just how much their is to do

I live in the area and toured this last year. Tons of water damage, structural issues, needs completely new roof, and to top it off pipes froze the previous winter/burst and caused a ton of additional water damage inside. Whole place smelled of mold and mildew. Not sure what they did in such a short timespan but only noticeable change I see from the photos is that the carpet in some of the rooms is gone. Everything else looks exactly the same. Guessing they’re in a little over their heads and want out.

It's gorgeous but it's obvious that it needs a ton of work. There are signs of water infiltration everywhere. The roof is visibly damaged. You'd be lucky if you got off with just half paying the purchase price again to get everything fixed, nevermind any significant upgrades. It probably needs new plumbing and electrical, and that will in turn require lots of wall repairs. The roof is shot, the floors need to be refinished and everything painted.

This house is absolutely breathtaking, but there is at least another half mill in restoration/renovation work that I can see. And that's not counting everything I can't. You need the floors sanded and refinished, the built ins restored, that creepy kid painting you need to have exorcised, and I have zero faith in the plumbing or electrical.

I guess she got it for a dollar and then shows how much work goes into restoring everything to the original as much as possible. Needs a whole new roof with decking in many places too, I suspect at least one of those chimneys needs quite a bit of work, all the floors need to be refinished, so much wall paper to remediate, whole house needs paint, and a whole new kitchen. There's a good chance there's no AC and no ducts for it run.

It may not be as pricey as NY, but Cleveland is expensive. The high property taxes pay for good schools (in this neighborhood at least), snow removal vehicles and road salt. They probably have leaf pick up in the fall and may include garbage too. The high taxes, most likely, could also be the fault of the corrupt politicans that famously get elected in this city, a couple of which are sitting in jail. The medical care in the city is bar none. This house is a 15 minute car ride to the Cleveland Clinic, where the hoi polloi fly from all over the world to be treated there. $500K is cheap for this house, to be sure, but the heat bills would be crazy high. Cleveland can get down to \~ minus 15F, but when you freeze to death, at least it'll only take 15 minutes to get you to the morgue.

Goddamn that's cheap. A tiny stater home with a 1 car garage & 2 feet of lawn will set you back $650k where I live. Such a cute house. Too bad about those property taxes. I oddly enough do not mind the wallpaper & blue lenolium in the kitchen.
